"We are a family of 4 and we booked 2 rooms. The service was incredible from start to finish. Aya and Rodrigo go out of their way to make sure you have everything you need. There was also a young Japanese man, I forgot his name. He was the sweetest person you will ever meet. The rooms were spacious and very clean. The neighborhood is very quiet and a little bit away from the city, but there are places to eat within walking distance. I would stay here again if we ever came back to Kyoto!"

"The property itself is excellent. Clean, you have a kitchen and laundry right in your room and the cost was very attractive. The main gripe is that we had forwarded our luggage from Hakuba and I was first informed that reception was not attended to for 2 hours, then I was informed it was 3 and when we got there, it was 4. I was worried that nobody would be there to receive our luggage. Our luggage did arrive and was locked in the reception are but we were not informed, hence we went 3 days...

"If you are Japanese this is a very nice hotel with a hassle free self checkin. Avoid room 101 because you will be awaken whenever a guest on the upper floors drains their tub. If you hold a foreign passport look for another hotel. I will spare you the problems I had getting mine to them. Just look for a hotel with a human at the front desk. Good advice throughout Japan. "
