There are only stairs to the second floor, no elevator. We did not partake of the box breakfast. Really great restaurants close by. Located for easy walking in town, is very close to the art museum. "I thought the hotel was nice for the area and served our needs. It's about what you'd expect in terms of amenities and service level for the normal standard rate. However, the rates were more than doubled during the weekend that we stayed (due to an event at the Convention Center) and therefore the hotel was nowhere near worth the money we paid. And it was extremely disappointing to pay outrageous rates and then have nothing included. Parking was extra, water in the fridge was $5, breakfast...
