"Comfortable room, good shower and bed. Tea and coffee making facilities were welcome. Breakfast was fine. Room was quite noisy as on main road but ok unless you’re a very light sleeper. Overall, good value. 15 min walk into town, which was fine for us and free parking was helpful "

Unfortunately I did have noisy people in adjoining rooms who played loud music and the room the other side had tv on loud but that’s the lack of concern for others that’s all too common now and not the fault of the guest house. Breakfast was good and staff polite and helpful."

The Red room was very comfortable, top quality bed linen and the facilities throughout the property are sublime with every attention to detail made. "Superb Hotel in St.Leonards. The landlady gave us our keys and explained a few things. We were on the top floor (no lifts as explained in description) with a lovely clean room and a free standing bath, mini fridge, tea making facilities etc. Bed was really comfortable. Breakfast was made upon request, everything from full english, pancakes, veggie breakfast, smoked salmon & scrambled eggs, a great choice. Hotel is about 10 minutes to pier and 25 minutes to Hastings old town. Will come back again...
