"We had our annual retreat at the house — it slept 19 comfortably. The huge table is great for games, and the open floor plan is great for a big group. The bears and other stuffed heads add some flavor, for sure. We loved the foosball and hockey and video games downstairs, and the hot tub was great after skiing Holiday Valley. "10 min drive to Holiday Vally and downtown Ellicottville. Lots of room for a large group - easy to find and good communication from the owner. Basement was a bit cold bit the fireplace amd hottub were especially nice on the cold evenings"
