"The apartment was in an excellent location and met our needs very well with the exception of the kitchen, which had only a 2-burner induction cooktop, coffee maker, refrigerator, and a traditional toaster (no microwave or oven). Paola was very responsive and helpful--we felt that we were in good hands. We parked at the structure on Via Roma, which was easy to find and use, and a reasonable walking distance to the apartment. We enjoyed our stay."

"We spent wonderful week there. The hosts are very welcome and ready to give you any help you need. The place is quiet and there is beautiful panorama from the taras. The house is comfortable, clean and cosy. The jacuzzi is also amazing thing on top of it. It's a good base for visiting many places in Umbria. It's possible to get from the house to provincionale road in 7 minutes."

"Amazing space and gracious hosts - we were picked up after arriving by train by Luigi and Emanuela, who gave us a quick tour of town and oriented us to the apartment. The place is so lovely - beautifully decorated and immaculate. Truly one of our best rental experiences ever. Nothing to critique or complain about here. Orvieto is a charming town and this apartment is the best place to stay. Book it!"

"Santa Maria is a stunning property in a beautiful & quiet location ideally situated for Orvieto. The apartment was comfortable & well equipped. The owners were most helpful & pleasant. We loved their collection of animals: 2 friendly dogs & an assortment of cats & peacocks. We also enjoyed being able to pick vegetables from the owner’s garden. The swimming pool was wonderful. A very enjoyable stay."

"Even though this house was out of the way it was comfortable, spacious and provided us with a serene space after each day of sight seeing and travel in both Umbria and Tuscany. It was just what we were looking for to accomodate our family group and we enjoyed many good times. The siting of the apartment was a plus as we were able to witness beautiful sunrises and sunsets from our eyrie."

The table on the patio was a favorite location for relaxing. It is a great place to stay with a car. The parking is convenient and taking day trips in Umbria was easy from the location. I would definitely stay there again if I was in Umbria."

"If you want a quiet, low key rental villa in Umbria centrally located to Assisi, Spello, Montefalco and Spoleto, this is perfect. Would be nice if there was breakfast on site or Nespresso and pastries at least. But overall, good value and would recommend. The pool is beautiful and walking through the olive groves was great."

Bathrooms were disappointing with showers that were barely big enough to get into. Kitchen very small and not very clean with inefficient fridge/freezer that had seen better days. "This is a beautiful home in a lovely setting. The pool is a perfect size for a group of 4 and the property has a gorgeous view. We appreciated the fans in each bedroom for the warmer nights, but being a stone house, it was never too hot to sleep. We loved spending time outdoors and had most meals under the pergola. The caretakers were lovely, kind people who responded immediately when we had a question. The caretakers also brought a flyer advertising the festival taking place in the village...
