"There is no signage for reception on arrival at this property. You have to ask the guy on the gate which way to go, then he has you do a semi check in there, which holds everyone else up trying to enter the property. After checking the room we decided not to stay, this hotel is definitely not a 4 star as advertised, more like a 2 star. Rooms are very run down. "Central location, near shops and restaurants and on the waterfront, with friendly and helpful staff. Optional breakfast buffet and they made us a packed breakfast for our trip out. Pool overlooks the sea and there is a large lounge to relax in plus a small gym. Room was clean and adequate with a great kitchenette within the room, cooker, microwave, saucepans, kettle and a full fridge freezer. We would stay here again. "

"We were a group of nature lovers who were using this as a three night stay to get used to the temperature and time change upon arrival in Borneo. Loved the grounds and snorkeling right from the beach. Fantastic nature center staffed by several biologists. The food options were a bit pricey but we were expecting that. The grounds were very birdy and we found two Borean Pit Vipers. The mangrove tour was fantastic. Room is very good quality for the price."

"Stayed for 5 nights and it was fine for what we paid but the shower didn’t have much power (especially if the cistern was still filling or a tap was running) the shower cubicle leaked and the bed sheets were a bit grey & stained (felt & smelled ok but need replacing really.) "Great place with nice rooms and beautiful view (both to Mt Kinabalu and Kota Kinabalu). Standard Malaysian breakfast and decent lunch and dinner menu. Staff was very friendly and helpful. The room (104) was very good although there are a few ants around (so make sure not to leave food around). Bed, shower and toilet were nice and clean. Internet worked quite well (not guaranteed in this area). Our best place in Sabah so far (out of 6 good hotels)."

"Enjoyable stay and a great budget property choice. Staff were all helpful, Wi-Fi good, rooms, although snug, more than adequate for sleeping and showering. The one thing that let the property down was the lack of options at breakfast. "The reception and restaurant staff were very friendly and helpful. Specially Ms Anna Wong from the restaurant. She is always smiling and goes around to ask the guests they are ok. The room we stayed is very clean and spacious and we enjoyed our stay very much . The only setback the hotel is that guests can smell the foul air from the nearby Filipino market Once you stand outside the lobby. Because of the hotel is across the market, the surrounding area gets pretty busy . May not be pleasant if you are on holiday. "

"I had a wonderful stay at Promenade Hotel KK and would like to especially commend their outstanding service. When my rental car broke down during my trip, the staff went above and beyond to assist me with the tapping out issue—something that could have been a real hassle without their help. I also truly appreciated how accommodating they were with my last-minute request for a late check-out. The level of hospitality here is top-notch, and the warmth of the team really made a difference during my stay. I’d also like to highlight the hotel’s restaurant—the food was great, and I absolutely loved their home-baked pastries. You can really taste the care that goes into their kitchen. Overall, an excellent experience. I’ll definitely be back!"

"Best for holiday trip. hotel facilitate with great equipment/ facilities , food options and scenery. Only the bar menu next to the pool i think its way too much over price and not worth it. The orher restaurant are reasonable. "
