Location, presentation, cleanliness, comfort, equipment levels, relaxation areas, bedrooms with high-quality en-suite bathrooms, on-site parking for 2 cars literally outside the front door, ground-floor bedroom for those with mobility issues....honestly I could go on but I'd run out of characters/space!...
