"This is an amazing Villa located very convenient to Lucca, especially by train. The grounds are immaculate and include a pool, bathhouse, tended garden, and producing olive trees in the back. The front balcony offers a view of Pisa including the leaning tower. We were given the Music room, which is grand with high cooing and large balcony. Our only concern was the bathroom with the doorway being 6 foot tall and made of stone, and my 6 foot 5 inch tall head hitting it several times. Otherwise...

"I was disappointed to find out that this hotel was tucked away in an awkward location. I read that it was a 15 min walk from the leaning tower of Pisa but it is actually a 15/20 minute drive instead. There is a bus stop fairly close by that tou can walk to but this only runs once an hour. The rooms are very basic but this is expected for the price however they are clean and comfortable. "The property, rooms and surrounding gardens are just wonderful. Picturesque and very peaceful. The rooms are stunning. Only thing we missed was any guidance, signs etc to point to reception and breakfast area. It's a little search and find. Also there was no coffee or bar service as mentioned as all was closed, so I would recommend to enquire beforehand if you plan to use these facilities. "Worst place I stayed in Italy. I wouldn't call it a Hotel, looked more like an unused building with an interesting history. It is in a very remote area with no transport facilities. One has to rely on taxi or cycles! It had bed and shower facilities, that's all. No restaurants, cafe or shops nearby. There was a very old looking broken drinks machine. Felt like the owner made no effort to make it look appealing to customers. Very disappointed. "

"We stayed in one of Giulio and Marco’s new apartments for a week and had a fantastic time. The amenities, pool, olive groves and sunsets are beautiful. It was easy to get to Pisa and Lucca (20 min) each. Giulio was extremely generous with his time, giving us a detailed tour of the farm and explaining how he is planning to increase biodiversity. Both he and Marco also provided lots of helpful tips on making the most of the area. Definitely recommend!"

"The room was a *non-smoking* room, but smelled like cigarette smoke, among other bad smells. The bed smelled like urine. The sheets were sticky. It was loud. I lasted less than an hour before getting online and booking a different hotel for the evening. There was mold on the walls. The hotel is not as advertised at all. "Lovely place to stay with enough space for a big group of people (we were ten friends), owner of the place lives on the premises and was very communicative/friendly/understanding. Great location for exploring the Pisa area if you have a car. Note: several cats and a very lively dog live here."
