"Nice clean place. The heat in our room was hard to control. We set the thermostat to 65 and the room went to 76 at night. Too warm for a comfortable night's sleep. We were there in the Inn by ourselves and were very comfortable in the common areas. The kitchen is well equipped. Could have used one TV in the common area. We would stay there again."

"This historic property has been lovingly refurbished into a modern day inn. There are clean,shared bathrooms. The outside porch and sitting areas overlook the lake with fabulous views. The owner was friendly and made home made muffins for breakfast. My only complaint is the noise from the motocyclists during the evening."

"Inn keeper was so accommodating, gave us plenty of ideas for fun in the Lake Winnipesaukee area, The Ballard House has been featured in the Yankee Magazine, a lot of history. Beautiful back deck with outstanding view of mountains."

"Extremely comfortable, extraordinarily well furnished with attention to every single little detail! A five star hotel could not match Tom and Kems hospitality and concern of our comfort. "I love this place - the only issue was the heater in the room would not regulate - it was a steady 79 degrees no matter how much we tried to lower the thermostat. We followed instructions but we could not lower it"

"We stay at the Brook Wood Inn when visiting family in nearby Unity. This was our 2nd stay at the Inn and it is very relaxing place to stay. The common areas and kitchen is great, we always make our own breakfast and have a nice cup of coffee together each morning :)"

"You need carpeting upstairs- the amount of stomping around at 530am over the weekend was frustrating. I also understand not serving food right now- however to expect guests to not eat in the comfort of their own rooms and expecting them to eat out in a common area but not serving food is a little hypocritical to be honest. The facility was nice, i liked being able to come and go as i pleased. "

"Didn't like that no staff was available or reachable! Power out - no response. Check-in problems - no staff or response. Coffee maker quit - nobody to help us or to inform on site in the moment Reservations were a mess due to "responses" from Expedia (our booking service), VRBO, and "Hosteeva" - the last 2 of which we never used! Who is in charge and why are they not there? The system sucks."

"Overall, I thought the property was excellent, and the property was chosen for an SNHU commencement weekend. It was clear the property was recently renovated, and the downstairs sitting area provided the most space since the weather was rainy and windy. Despite clear instructions on the heating units, it was a little tricky to get the heat running but once we did the bedrooms seemed to be 5 plus degrees hotter than the common sitting areas. "the hotel is in a perfect spot...near all the stores and restaurants, room was spacious and bed so comfortable. a good variety for breakfast. best part was Emily the manager...she couldn't do enough for you. She was fabulous!!!"

"Room and lobby very clean. Updated bathroom and hot water/good water pressure. Free breakfast was great. Very convenient right off the highway, right next to a gas station and decent restaurant right in the same parking lot. Would highly recommend and stay again! Good for kids - games in the lobby!"

"The room was clean, quiet and comfy. The breakfast was GREAT!! I would stay there again!! The only thing that wasn't good is that the handicap spots were not cleared/shoveled out. My handicapped friend had to try and navigate the ruts to walk out her door and get to the driveway/pavement. That should be addressed...."
