Eight Condos is situated in the serene Xcalacoco area, approximately 8 kilometers (about a 15-minute drive) north of Playa del Carmen. This location provides a peaceful environment, away from the bustling city center, yet close enough for easy access to its vibrant offerings. Having a car is essential.
Public Beach Access:
- The nearest public beach is Xcalacoco Beach, located about 500 meters from Eight Condos. This beach is known for its soft sands and clear waters, ideal for swimming.
Beach Clubs: (reservations required - minimum consumption applies)
- Petit Lafitte: Approximately 600 meters away. Beachfront family friendly environment with dining and lounging options
- MVNGATA Beach Club: Located about 700 meters away, vibrant beach club experience with dining, lounging, and live DJ.

Getting Around:
The Eight Condos is located in Xcalacoco. Having a car is essential for convenience and flexibility, as public transportation is not available in the neighborhood. You’ll be about (8km) 15–20 minutes away by car from downtown Playa del Carmen, where you can find vibrant nightlife, restaurants and shops.
Renting a car is highly recommended for convenience and flexibility. It’s the easiest way to explore Playa del Carmen and surrounding attractions.
Local taxis are limited and require pre-arrangement in this area.
While adventurous travelers might consider bicycles or scooters, these options can be limiting especially during hot weather or for longer distances.
Public Transport: Collectivos (shared vans) operate along the main highway, an affordable option to reach Playa del Carmen or Tulum, but they’re more suitable for adventurous travelers familiar with local customs.
Other Things to Note:
Guests will need to climb stairs to reach certain areas at the property.
The pack and play has an additional cost of 10USD per night.
There is an elevator; however, if it is out of order or under repairs, you will need to climb the stairs.
Please note that there may be potential for noise such as general living noises from others nearby.
Electricity is included for stays fewer than 28 nights. For stays of 28 nights or more, you’ll need to pay for electricity usage from day 1 of your arrival at $5 pesos/KWh consumed. The meter will be checked upon arrival and again on departure. Please be conscientious of what you consume and always turn off lights and the AC before leaving as it consumes the most.
Wi-Fi, Smart TV, quality bed linens, beach/pool and bath towels, beach chairs, washer/dryer, and parking are all provided free during your stay.
You can ask the concierge about transportation, groceries, playpen/travel cot, massages, etc.
We provide essentials like toilet paper, soap, shower gel, shampoo, paper towels, trash bags, and dishwashing soap to get you started. Just note that these starter items are not replenished.
There are exterior surveillance cameras at the property for security reasons and to ensure guest safety.
Guests will be requested to sign a Rental Agreement upon booking confirmation.
A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This must be paid by credit card at check-in and will be refunded after check-out, provided all terms are met.
HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) is allowed in the condo, and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture.
- Pets are not allowed.
- Please avoid hanging towels or clothes on the balcony/terrace railings.
- Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. No glasses, bottles, food, or coolers are allowed in the pool. The use of disposable or plastic glasses is allowed.
- We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival.
Interaction with Guests:
You can check yourself in using a code. You’ll have complete privacy during your stay, but we’re available 7 days a week. Should you need anything, just send us a message!
