Immediately after receiving your booking, we will send you a broom clean delivery protocol. If you do not agree with this protocol, you can let us know within 1 week (7 days) and you cannot rent the apartment. Without notice to the contrary, we assume that you agree with the content of the protocol. After arriving at the apartment you will have the opportunity to inspect the property. If everything is in order (clean and according to specification), we ask you to sign the protocol for approval to show that the apartment is in good condition and has been received as stated in the advertisement.
Water use.
* Use of water is included in the rent.
Electricity use.
* Use of electricity is included in the rent up to a consumption of 25 kWh/day. Based on the use of electricity in the past, the lessor considers a maximum use of 25 kWh/day reasonable.
* With a higher consumption than 25 kWh/day, the lessor considers this excessive and the consumption will be settled at 0.50 euros per kWh insofar as the consumption exceeds 25 kWh/day.
Damage
If damage occurs to the apartment and/or inventory, you must notify the landlord immediately.
Insofar as not resolved in consultation, damage will be deducted from the deposit. The landlord informs that the use of electricity that the above-mentioned sub "electricity consumption" exceeds the capacity if excessive use is viewed and is seen as damage that will be deducted from the deposit.
Broom clean.
* Fridge must be empty and set to the lowest setting.
* Dishwasher must be empty and no dirty dishes may be left behind; clean dishes must be put away in the cupboard/drawer where the tenant found them at the start of the rental.
* Fridge, oven and microwave must be clean. Burnt-on food residues (cheese) in the oven and microwave in particular are a reason not to speak of a broom clean.
* Bathroom should be free of toiletries and leave the used towels at the front door (inside).
* The tenant must not leave behind any leftover food, bottles, cans and the like.
* Rubbish may not be left behind, but taken with you, or thrown away in the containers provided for this purpose on the street.
* Shake up duvets and pillows and put them together in an orderly manner on the bed where the tenant found them at the start of the rental.
* Remove bed linen from the beds, duvets and pillows and leave them folded in the hall at the front door.
If, at the discretion of the landlord, the house has not been left broom clean, this will be regarded as damage. The extra work involved will be charged on the basis of the time to be spent on it at 10 euros for each 30-minute period, with a minimum of 10 euros.
If costs are charged for not delivering the house broom clean, these will be deducted from the deposit as damage; the term “Deposit” is explained in these terms and conditions.
Cleaning.
The tenant pays a fixed fee per booking amounting to Euro 50 for the (final) cleaning of the apartment during your stay. When determining this rate, it is assumed that the tenant leaves the house broom clean after departure.
The fee for cleaning will be charged at the time of booking and must be paid at the same time as paying the rent.
The house is delivered clean to the tenant on the basis of the quality that the landlord sets for it. That is why the landlord keeps the cleaning in his own hands and it is not an option to arrange the cleaning outside the landlord.
Deposit.
Tenant must pay a deposit.
The deposit serves as security for payment of the costs to be incurred by the lessor for:
* Any additional cleaning,
* Caused damage to the home, furniture or equipment and/or
* reimbursement of costs for the use of electricity that exceed the normal use estimated by the landlord.
The deposit, after deduction of costs insofar as incurred, is paid back by the landlord (within 2 weeks) to the tenant by transfer to his bank account number.
Towel and Sheet Package.
The landlord provides one-time use of towels and bed linen per room at no additional cost.
Towel package includes a bath and shower towel.
Bedding includes duvet, bottom and top sheet, duvet cover and 2 pillowcases.
2 towel packages and 1 sheet package are made available per room to be used. At the discretion of the tenant, he can wash the towels and bed linen himself in the available machine, or he can request new packages from the landlord if desired.
Extra towel package is supplied against payment of 10 euros / room. The used towels are then immediately taken away and payment must therefore be made in cash.
Extra linen package can be supplied for a fee of 10 euros/room. The used bed linen is then immediately taken away and payment must therefore be made in cash.
At the end of the rental period you can place the used towels and bed linen at the front door. Landlord takes care of collection, washing and drying at no additional cost.
