"The location of this home is perfect. Far enough away for peace and quiet, yet close enough to go to the grocery store and into Montepulciano. Frank and Silva, the owners were a delight. They didn't speak much english, but we laughed every morning with them. Frank makes his own wine from the on property vineyard and Silva makes handbags and jams. Frank wine is as good as any other in Italy. And so much less money!!! Their home and grounds are beautiful. We were three couples and had plenty...

"The owner met us to check us in, but returned that evening while we were eating. Having interrupted the meal he wanted 300euros in cash as a deposit. He said he'd return next day. However, by then we realised that the downstairs toilet and drains were blocked as were 2 of the upstairs showers. There was no hot water in some. On return he waived the deposit and over the next 2/3 days fixed the plumbing and boiler. The kitchen is not adequate for a large number of people. Equipment is extremely...

"The house and location are perfect for a family holiday, the pool is lovely and there are plenty of covered areas in the garden in which to relax when the sun gets too hot! The proprietors are very accommodating and fixed any issues (washing machine failed during our stay) immediately. The only thing to be aware of is that the region near the lake does suffer from mosquitoes which come out in the evening - so take repellent with you as it’s expensive in Italy!"

"Our stay at Villa Podere Belvedere was just wonderful. Our family had the most relaxing time at the Villa, enjoying morning walks in the picturesque country side, lovely lunches by the pool and driving to the many charming Towns in the area all contributed to a wonderful stay. My only negative comment is that it would have been helpful if we had been informed that absolutely no household cleaning products or catering supplies would be provided, we could have brought these items with us. "This is a larger authentic Tuscan farmhouse with a lovely lush garden. The house has a rustic feel with lots of the furniture made by the hosts, the pool and garden are beautiful to relax and take in the views. Many of the sights in southern Tuscany and Umbria are close by (by car). The property is clean and the beds and bathrooms are very comfortable. The hosts are very discreet but will make you feel very welcome. Definitely would visit again! "

"Abbiamo soggiornato in questa villa in 16 persone (quattro famiglie ) e si è rivelata comodissima sia per le camere che per i quattro bagni a disposizione che hanno consentito un'ottima divisione degli spazi. Bellissimo il contorno con calcio balilla, tavolo da ping pong, campetto di calcetto e la piscina, oltre agli ampi spazi comuni interni. Una parola a parte per i proprietari Dalia e Giuliano che sono stati accoglienti, disponibili e mai invadenti e che approfitto per salutare e ringraziare...

"The house was an excellent choice for my family of 9 adults and one infant for our four night visit. It had plenty of space, plenty of kitchen supplies, a/c, clean pool, and great mountain views. At a great dinner in the town. We rented cars in Rome and drove up and then drove each day exploring other cities, Sienna, Florence, Assisi, and Spello. The house was perfect for us. We wish we could have stayed longer."
