This large cabin is nestled amongst the pine trees in a quiet neighborhood, allowing for mountain serenity while only being a three-minute drive from the uptown Pagosa’s cafes, boutiques, and other amenities. It is a mere ten-minute drive from the downtown hot springs and history. Whether it be watching a brilliant sunset or stargazing from the steamy hot tub and outdoor fire pit, or sharing quality time in the Arcade room, River Rock Cabin is the perfect Colorado group getaway!

HOUSE LAYOUT:
The front door opens to a spacious living room and dining room accentuated by the vaulted ceiling. The living room features a wood-burning stove to the right of the door for additional heat and a big-screen, smart TV with ample, plush seating. The living room and dining room are separated by a stunning, free-standing gas fireplace enveloped by river rock that stretches into a gorgeous chimney. The dining room flows into the kitchen, which is fully updated with brand-new granite countertops and state-of-the-art appliances. To the right of the kitchen is a fully stocked pantry with every utensil and pan you could hope for. To the left of the pantry is the laundry room with a washer and dryer. Down the hallway is a half bath, and the door to the garage is on the right. At the end is an “indoor camp room” that features a twin bed and a TeePee- ideal for kiddos! To the left of that is a gorgeous master bedroom featuring a king bed, a walk-in closet, and a bathroom with a bathtub and shower.
Upstairs to the right at the top of the stairs is a dream come true Arcade room with a multitude of games. The center bedroom features a queen bed and closet with a local train theme. The final room to the left is misty mountain themed with a king bed and closet. The upstairs bathroom offers both a tub and shower.
The front porch features a porch swing, and the yard wraps around to the back. The backyard is large and private with tasteful high fencing, another swing, an outdoor, gas fire pit, and a private hot tub to soak in after a day of play in the San Juans.

Quiet retreat
This was our first visit to Pagosa springs and I can’t imagine a better location. The house had plenty of room and the game room was an added bonus to keep our kiddos entertained while we enjoyed the other amenities of the house. We would definitely stay here again!

Great place
My family and I stayed at this property for 7 days. We loved it here. It was kind of a centered location around all of the places that we wanted go. This place was very accommodating and clean. We loved how the back yard had a privacy fence and we loved the hot tub and the fire pit. My 5 year old son, his favorite thing about this place was the fooseball table, he loved this cabin so much he cried when we were leaving. Everyone was friendly and we even made friends with one of the neighbors. I don't really have any complaints about this place if I had to say one thing it would be that the beds were not the most comfortable but that is just a matter of preference. We hope to definitely be back to this property again.

Our Favorite Cabin in Pagosa Springs!
We love to stay at River Rock cabin any chance we get! It is perfect for our family of 7. The cabin is well stocked with everything you need. We love the big back yard for the kids, the hot tub, the game room, and the nearby rec center. The beds are comfortable and the cabin is tastefully furnished. Thank you for sharing vour little slice of Heaven with our family! Great memories were made here!

Awesome weekend away
We had a wonderful time staying at this house. The configuration of the bedrooms in the house were prime for a group of couples/friends. Our only concern was the hot tub chemicals may have been a bit off. Our skin burned and tingled while using the hot tub and after.

Feb Ski Trip
I was very happy with our stay at your property. The house was clean, well stocked, everything seemed to work, beds were comfortable, nice entertainment options, and the hot tub was wonderful. My only complaint is the check in procedure. Check in is accomplished by entering your code at 4:00 PM or after - not a minute early. I get it, you don't want people coming really early if they didn't pay for it, you don't want the cleaning crew to be rushed, etc... But from my perspective, flying in to DRO which has a limited number of flight choices put me about 4 hours early. We tried to "waste" time but still ended up at the house at 3:30 and just had to sit in the driveway for 30 minutes. Kinda lame. In fairness, the check in directions explicitly stated we would not be able to check in before 4PM. Overall, Great experience

Great home for the family
This home had everything we needed. We cooked every dinner and breakfast here and had everything we needed! The kitchen was well stocked. The beds were comfortable and the game room was a nice treat for the younger family members. The neighborhood was nice and the neighbors across the street were friendly. Overall a wonderful property. Cozy Cabin
River Rock Cabin is our choice when we visit Pagosa Springs with the family! Our family loves the private backyard with the firepit, the hottub, the swing, and the cornhole game. The cabin is comfortable and well stocked with everything you will need! The comfortable beds and blankets are so appreciated. The kids love the game room and the little play room with the tent. The cabin is situated close to all the stores and restaurants. We love to visit the hot springs, parks, community pool, roast s'mores in the backyard, watch for wildlife, go on hikes, and cook family meals together during our stay. Golf trip
Once a year a group of us (7) go to Pagosa springs for a golf tournament the guys play in. We like to do VRBO so we have more time to visit and play. This house was perfect for this. Location was within minutes of everything we needed, golf, dining and shopping. The house had so much room and was so well stocked with everything we needed to eat in, barbecue and play games. We never felt like we were cramped. At one point we had 9 adults for dinner and there was plenty of room. The whole house was beautifully decorated. We would definitely stay here again.

Great Family Get Away
Our family with ages ranging from 11-78 loved this place! We enjoyed with house with all its luxuries- heated tile, hot tub, quality furniture, and a well stocked kitchen. The kids, mom and dad loved the arcade and game room! Grandma loved the hot tub and its location to the porch made it easy for her to get in and out. The back yard was charming and we enjoyed some quality time sitting around the fire pit with plenty of seating for everyone! The rental managers made themselves available from the day before arrival. This was a great retreat for our family!!

Was a beautiful property. Fireplace was gorgeous. Tepee room was smaller than we thought. Stairs are a little steep for older people. Loved the kitchen set up and the pantry. Living room recliners were so comfy.. So well insulated, can tell niceties were included. Our favorite thing was the aspen tree in the living room. Oh, the lilacs were so special. Game room had something for all ages. Thank you.

Great house for families
We stayed at the house over Spring Break to ski at Wolf Creek. Overall there were four adults, three kids (ages 5-8 years). We all really enjoyed the house and the kids loved the upstairs game room and extra TV, way better than expected. The kitchen and pantry are the best equipped I’ve seen at VRBO houses. We cooked all meals at the house and enjoyed the living room and bar area for the adults. Having good laundry was great. Not related to the house but the snow was amazing and we hit some clear weather for the kids. The internet was ok for some TV but don’t expect fast speed downloads. Easy and fast communication with iTrip. Tip: make sure the transportation department isn’t doing avalanche mitigation on the pass the morning you want to arrive early at the ski area! Overall we had a great time at the house.

Everything we needed
This home was well stocked. We love to cook and it came with every pot, pan, dish, and tool needed to make it like home. This trip was for my husband's birthday, and he's not a big gamer but one thing he enjoys is Golden Tee. Much to our surprise they have one in the game room! The hot tub was great too. The dining/living area was perfectly setup for playing cards, watching TV and generally just hanging out and visiting. The only thing I wish they had was a bigger bathroom or an additional one upstairs. It's a bit small for 4 adults to share. We found a broken carafe for the coffee maker and they replaced it very quickly. The responsiveness and communication was great. The instructions were clear for anything required of us. We had a great time and would definitely stay here again.
