Short Term Rental Good Neighbor Policy STR Guest Responsibilities
The City of OCEANSIDE REQUIRES all guests read and agree to follow these rules.
1. Parking. Vehicles shall be parked in garage, driveway, and on-site designated parking spaces whenever possible. Please avoid parking on street if on-site parking is available. No vehicles shall be parked on a designated fire lane nor block or restrict access to adjacent properties. No vehicles over 7 feet high are allowed.

A two bedroom home is allowed 6 humans
A three bedroom home is allowed 8 humans
A four bedroom home is allowed 10 humans
A five bedroom home is allowed 12 humans
A six bedroom home is allowed 14 humans
3. Music and voices should never be so loud they can be heard of property by any neighbor
Please note this is a private home is not intended for use for parties or gatherings of more the 12 people including kids and visitors. It is not intended for use by any elderly, infirmed or anyone with mobility limitations..
There are never more than 12 humans allowed on property and that includes visitors and children . One dog allowed only with prior written consent and payment of pet fee. This is for vacations only, no parties, gatherings, celebrations or weddings. Not suitable for those with mobility issues.
The city offers a fun electric shuttle that will pick you up at your door and take you to any beach or coastal restaurant and then bring you back to the beach house. Just download the Ride Circuit app and select Oceanside.

Guest Contract and House Rules
A maximum of 12 humans including infants and visitors.
1. Check in is 4 P.M. and checkout is 10 A.M.
2. This is a NON SMOKING property .
3. Two cars in garage and others park for free on street
4. Nothing illegal is permitted and grounds for immediate eviction and loss of rents.
5. This is an enforceable contract between Guest and owner. Any attempt to reserve a property by providing false or misleading information will cancel your reservation and you will forfeit any money or deposits paid to reserve the home.
6. Outside quiet time is 9pm.

8. Guest acknowledges that the house, furnishings, and property are with faults. Accordingly, Guest agrees to take the house and property in an "as is," "whereas, and with all faults" condition, and assumes all risk associated with the house, furnishings, and property. Owner makes no assurances regarding any air conditioning, beach, amount of sand, access to public beach, noise from neighbors, street or construction projects. These are items that may occur during your stay and we have no control over. This is an active beach community.
9. To the fullest extent permitted by law, Guest agrees to indemnify and hold harmless Owner, its representatives, agents, and others working on its behalf ("Representatives") against any claims, demands, suits, losses, damages, including all costs connected, which are or may be asserted or recovered against Owner and Representatives by reason of personal/bodily injury, death, or property damages, including loss of use which arises out of or is in any way connected with this contract. If there were an unexpected situation, emergency or disaster, we have the right to void this contract. If that were to happen, we would offer you a selection of other potential available properties.
10. Guest will provide your clothing, food, spices, condiments, cooking oil, foil, plastic wrap personal hygiene products, disposable goods, paper/plastic goods. You might want to bring charcoal and firewood. If you use up the supply we start you with of paper towels, trash bags and toilet paper then you will buy what you need from the local stores. There are nearby stores to purchase all of these items.
11. Try Bellhop for food delivery prior to your stay
12. Prior to your 10 am departure on day of check out, the home will be tidy and left in good condition. This includes all dishes and kitchen surfaces, taking out all trash from yard and home and placing in containers provided, sweeping all the floors and removing the sand, returning indoor and outdoor furniture back to where it was found, wipe up any obvious spills, stains. We will send in a crew to do your laundry at 10 am on check out day. If there is excessive cleaning and additional fee will be charged.
13. Pets and service animals only with a prepaid cleaning fee for animal hair and dander removal. Pets can not be left alone in any room or any part of the house. They must be with you or in a kennel. Pets panic and cause damage if you leave them in the home for just a few minutes. No pets on beds or furniture. Please bring pet bedding and kennel.
14. Terms and conditions: The terms of this agreement are: no refunds. There are no refunds, for any reason. Guest further agrees once any payment to retain the home has been made, the terms of this contract specify no refunds. Once Guest arrives at rental property, Guest agrees they must inform manager in writing of any condition or listed amenity that needs repair or does not meet with their expectations. Guest agrees manager has 24 hrs to evaluate complaint and rectify or repair said situation. If repairs and or replacement can -not be made within 24 hrs, guest agrees to a maximum reimbursement and compensation of up to $45 per stay. That amount will be decided by the booking agent. Guest further agrees the beach and ocean are an ever changing environment. There are no assurances made about weather, beach, level of sand, water, waves or access to the public beach.
Since we have a no refunds policy, we suggest you purchase travel insurance for a variety of protections. Guest agrees to accept the home, contents of the home, beach, sand, rock, ocean and weather in as is condition for the duration of their stay and for the payment amount agreed to at time of booking. Tides change daily as does the condition and appearance of the beach.
15. Owner and their representatives are allowed to access and enter the property at any time for the purposes of repairs, inspections ,complaints and delivery of replacement items. We will make every attempt to notify guests prior to any emergency repair, inspection or replacement.

17. This is a beach community with all the typical nearby activities, close proximity of homes and people.
18. The home, as is all beach homes, is run off a sump pump. Do not place anything besides toilet tissue in the toilets, even items labeled as flushable are NOT, and plumbing will stop working. Food scraps should be placed in trash can and not down the drain.
19. We will take out your trash cans each week
20. There is a street sweeper the 2nd and 4th Mondays of the month. Rules are different for each side of the street. Tickets are expensive, so pay attention and do not block the street sweeper. Car bumpers a can not be over curb more than 8 inches.
21. No flushable wipes or feminine hygiene products can be placed in toilets. Please use trash cans.
22 Please note: Mother Nature is a force, We can not and do not guarantee the ocean or beach conditions, tides, waves, beach, level of sand, amount of rock, access to beach and the weather. These are things that change daily. Do not climb on rocks. There may be more or less sand than shown in the photos. We can not predict or guarantee Mother Nature

24. Coastal decor shown in photos both inside and outside the home is frequently updated and replaced. We will always keep the same coastal vibe and color scheme as shown. For example, sofa pillows are replaced monthly. Specific furniture pieces may change from time to time. The only fire pit is now located on the sand in the back yard and there is no longer a deck fire pit as per the fire code.
25. Guest agrees not to touch settings on refrigerator. If the settings are moved, the pipes will freeze and the refrigerator will stop cooling. Once you touch settings, it takes 24 hrs to re set a refrigerator and you will lose all your groceries. Do not over fill the refrigerator or freezer and do not block vents with food.
26. Our landscape crew comes weekly, typically on Thursdays but date may change for front and backyard maintenance.
27. Guest agrees this property in not intended for use by elderly , infirmed or those with mobility issues. Children are to be supervised at all times and not allowed on decks or near stairs without an adult supervising.
28. Phew after all, these required posted rules, we really do want you to have a wonderful stay and will go out of our way to make that happen!
