Deer Park Resort is centrally located between downtown North Woodstock and Lincoln. This townhouse offers the perfect amount of space and comfort for an ideal family vacation in the White Mountains.

-The home does not have central AC. There is a portable unit in the master bedroom.
-While pets are not allowed during rentals, the homeowner does have a dog. Keep that in consideration if you have allergies.
-This home may not ideal for more than 6 adults due to the arrangement of sleeping space.
-Although there is a futon couch that can sleep 2 people in the living room, linens are not provided for that sleeping space. If you choose to use that location, you can pull the linens from a bunk bed or bring your own.

VACATION HOUSE RULES AND RENTAL AGREEMENT
Please be sure to read this rental agreement in full. By clicking “Book Now” you are acknowledging and agreeing to terms and conditions of the “vacation property.”
RENTAL TERMS/COSTS: Total guests not to exceed 8 people. Rental period begins at 4pm on date of check-in and ends at 10 am on date of check-out.
PARTIES/NOISE: Absolutely NO PARTIES. The vacation rental is not suitable for people looking for a party house. This is a family neighborhood and guests should keep noise at a respectable level. Guests will be asked to vacate the property immediately if any complaints are made in reference to a party in the home.
SMOKING: Absolutely NO SMOKING is allowed inside the cabin.
CHECK OUT PROCEDURE: Check-out is at 10 am. Guests are expected to follow the check-out procedure. Additional fees may be charged if the check-out time or procedure is not followed by guests.
FIREPLACE: Guests are advised to use the fireplace with care. DO NOT overload/overheat the fireplace. DO NOT use the fireplace if you do not know how to use it.
WEATHER: No refunds are given due to inclement weather or loss of power caused by storms.
INDEMNIFICATION & HOLD HARMLESS; ASSUMPTION OF RISK. You agree to indemnify and hold harmless your Host, North Woods Vacation Rentals LLC, and the homeowner, for any liabilities, damage, cost or expense whatsoever arising from or related to any claim in connection with your use and/or occupancy of the Vacation Rental, including, but not limited to, any claim or liability for personal injury, damage, fines, penalties, loss of personal belongings, or theft of property, which is made, incurred, or sustained by you and/or anyone using the Vacation Rental during your stay. You and anyone using the Vacation Rental during your stay accepts and assumes all risks involved in or related to the use of third-party transportation vendors, the pool/hot tub, activities participated in while on the premises, or amenities provided at the property, as applicable.
GENERAL TERMS. If any section, clause, paragraph, or term of the Rental Agreement is held or determined to be void, invalid, or unenforceable for any reason, all other terms, clauses, or paragraphs herein shall be severed and remain in force and effect. This Agreement shall be binding on and inure to the benefit of the parties hereto and on each of their heirs, executors, administrators, successors, and assignees.
We want our guests to enjoy our home to the fullest, and for the safety of guests, our home and neighbors, you are expected to follow our house rules and check-out procedure. If it is discovered that any house rules are not followed, guests may be asked to vacate the property and will forfeit all monies paid (including any unused nightly rental fees and deposits).
This Agreement is between the owner of the Vacation Rental (your “Host”), and the individual completing this booking transaction for the Vacation Rental (“you” or “Guest”). You agree that you will be responsible for the actions and behavior of each individual present at the Vacation Rental during your stay. This includes ensuring each individual in your party or otherwise present at the Vacation Rental is aware of and in compliance with the terms identified in this Agreement.
The Guests agree to the terms of this Short Term Rental Agreement, as evidenced by payment and the acceptance of the booking agreement through the direct booking, VRBO or Airbnb platform.
