"Really enjoyed this hotel. Great location, 10 min walk to station and bus station. Lots of shops and food places around two great pizza places within 2 min walk. A very cheap supermarket in the alley next door. Room spacious and clean, hot water, great view to canal. Fridge and safe and bottle of bubbly in room. Staff friendly and helpful, map given on arrival. 20 min walk to main square. TV had several english movie channels which was a bonus and great WiFi. Would definitely return. Area is...

"DO NOT stay anywhere else. This is the perfect place. We are in love. We were excited to stay before and when we got there, it was even more special in person. "This is a family run hotel and it feels like home. Felicia is the best and was very kind to my elderly nonna who was in a walker. There are rooms that are accessible for handicapped people so please ask for that if needed. There’s breakfast, and dinner available. You can hear outside of the room so I suggest using sleep sounds as to not wake you if you are a light sleeper. All in all I recommend this hotel. 10/10. Grazie mille!"

"My wife and I enjoyed two nights at 312 Piazza San Marco. Our hotel room was very clean and comfortable. The location is fantastic and very close to all main attractions. Asela was very hospitable and welcoming. He arranged quick transportation on several occasions and a tour of a Murano glass factory. We would highly recommend this hotel!"

"The apartment was incredibly comfortable. The air, the wifi, the beds, all A quality!! The check in process was easy and the staff were super helpful. Rooms separate with a door which was great! Convenient to all shops and restaurants. You can catch a water taxi right outside the door! Beautiful."

"Hotel bien situé à 5mn a pieds de la gare. Chambre spacieuses avec machine à café. Petit déjeuner correct et varié. Nous avions pris deux chambres, une donnait sur la rue, spacieuse et lumineuse. L'autre donnait sur un mur , obligé d'allumer les lumières en plein jour. Le point vraiment négatif est le bruit, les chambres étant très très mal isolées, on entendait le voisin ronflé ! Moyen pour un 4 etoiles."

"We enjoyed the property and the areas around it, it was an easy walk to the beach and had grocery stores and restaurants in the surrounding areas. However, we found the customer service and amenities disappointing. We were not provided with a change in towels or bed sheets throughout our 11 day stay. As well, after one roll of toilet paper we had to go buy our own. One of the staff was reluctant in calling us a taxi. "
