"The property was wonderful. Nothing fancy but, quaint and quiet. The staff are lovely despite minimal interaction. The room I stayed in, (family quarters) was lovely. "I had so much fun in Edinburgh and so did my traveling partners. Food across the street rabo was great we didn't do the Thai place but and the shopping at the history the castle everything I can't wait to go back to Scotland but I think I'll just do Scotland there's so much to see that we missed"

"I’ll admit I was nervous after reading the reviews but the price was so good I thought it worth the risk. I stayed with my daughter for three nights. Pre arrival we received a detailed email with a code for the front door and information on how to access the key for our room. Access was easy and I actually prefer the fact it is un manned as no pressure to check in at a certain time. Plenty of unlimited parking on the road outside but also a large car park at the back. "House is situated in quiet suburban side street, only a short walk from main walk from where buses to/from Edinburgh city centre regularly. Details regarding check-in and access to premises and room were provided digitally in advance. Property is well appointed and well maintained. Our room was bright, spacious and clean. Function over fuss reflects the decoration and fittings. Breakfast (continental) was freshly prepared to order and very good."

"Vivienne was very helpful and full of information! The house is lovely and right on the bus line to take you to the major attractions (and hop on hop off busses). It’s even walkable. The room was small, but functional, as advertised. We thoroughly enjoyed our time in Edinburgh!"

Would recommend!

"Had a brilliant stay here! Hotel was in a great location for Waverley station, shops and the theatre. Staff were all so lovely and approachable. Rooms were a good size, well decorated and clean. Breakfast was varied and tasteful. The spa was lush! Only minor issues were that we had booked two twin rooms and neither rooms actually had twin beds. Both had double beds made up. Not a big issue for us as it was a mother and daughter pair staying in both rooms but might not be appropriate for other people. Also the chlorine in the swimming pool was stinging our eyes so badly we could only stay in for 5 minutes. Other people there were struggling too. All in all though, I would definitely stay here again! "
