OK in a pinch
The Gojo/Rokujo area is not much of a destination, and the property is a few blocks off the main street (Karasuma). Unfortunately, no one is on duty in the building. So, guests have to let themselves in with a passcode that is sent in advance. I had trouble with it the first night. So did the people who happened to arrive after me. The problem may have been my fault, but it wouldn't have been a problem at all had some staff member been present in the lobby.
After entering, one has to retrieve the room key from a locked mailbox. However, the lighting on the boxes is dim, and the combination numbers are hard to see.
Once in the room, I had a question. I called the phone number (on my own phone, since the room had no phone), and someone promptly answered.
The room was small, but the furnishings were new and in good condition. I chose Japanese-style bedding (futon). A small low table was near the futon, but it didn't have much usable space or a cushion to sit on. (I ended up using the bed pillow.) No clock in the room either. WiFi was stable.
To be honest, I only stayed here because other properties in my price range were not available. In the same situation, I might do so again. However, I would first try to find other options. If you're comfortable with a no-personnel, AirB&B-type arrangement, maybe you would like this place better than I did.
For a nice, inexpensive daytime meal, head for Fika cafe, in the nearby Shinran Kaikan.
