KnoxStaytion wants to notify all guests that in addition to the extensive cleaning standards we already follow, we have recently doubled down on disinfecting and sanitizing our homes so that our guests can rest assured the home they stay at for their vacation is as safe as possible. Our guests can sleep easy knowing that we take safety issues seriously and that we are responding to the current challenges in a way that allows you to relax and enjoy your stay with us, your friends, and family.

Guests have access to the entire loft!

We are available when you need us!

We provide one parking pass in a designated lot across the street from the lofts. Although, if there are more vehicles, there is free public parking on the weekends and after 6PM on weekdays. Uber and Lyft are both utilized frequently in this area. In addition, Knoxville downtown/campus areas are serviced by electric scooters if you are up for an adventure!

- Due to the agreement with our cleaning service provider, we are not able to accommodate early check-ins or late check-outs. You may check-in as early as 4 pm and must check out by 10 am.

- For your convenience we supply you with a limited starter kit of toilet paper, soap, paper towels, trash bags, and dishwasher detergent. There are several shops you can visit nearby to purchase supplies for the duration of your stay.

- There will be a $50 charge if the pass is lost or taken.

- The fireplaces are for decorative purposes only.

**Please NOTE: There may be construction projects at any given moment due to the urban setting.
- You may not book if you live locally without asking for permission and letting us know why you need a place in town.

- By booking with us you agree to download our app to gain access to the property.

- Guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest's responsibility to do the dishes before they leave.

- To protect the host and guest, we must verify all guests ahead of the stay. Please be aware: As a part of the verification process, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our guest portal. The information is collected for screening and verification only and is not stored or used for any other purposes.

- You understand that your check-in instructions will be sent after successfully completing the guest portal.

- THERE WILL BE A $500 CHARGE FOR SMOKING, PARTYING, OR BREAKING ANY OTHER HOUSE RULES!

- Please do not bring glitter, confetti, or anything like that to any of our properties.

- Please ensure that you review the cancellation policy as it pertains to any cancellation for any COVID-19 reason. We encourage guests to purchase travel insurance because we cannot operate outside of our cancellation policy for any reason.

- Note: there will be an additional $50 charge if you forget to leave the parking pass and/or keys when you checkout.

- Please respect those in the building who live on the floor. They are residents and not guests, so it's very important that we respect their homes and be considerate of any loud music or noise. Thanks for serving those around you!

- A temporary hold of $2 will be placed on your credit card as part of our verification process and will be released within 7 days.

Terms and Conditions (the “Terms”) apply. Renter will receive and agrees to sign the Terms immediately after making reservation, which will include, but not be limited to, the following:
- The “Minimum Age” to rent the Property is 25 years of age.
- By booking you agree to provide a copy of a valid government-issued ID directly to us. We will request this after your reservation has been made
- The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees.
- Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.
- Unless authorized by the Property Manager, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property.
- Check-in is from 4:00PM until 12:00AM and Check-out is before 10:00 AM.
- If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property.
- No smoking is permitted on the Property at any time.
- No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow.
- Renter authorizes us to bill the credit card on file for the full amount of the Rental Fee at the time of booking. Renter agrees not to make chargeback claims with its credit or debit card issuer.
- Events and commercial photography or filming are prohibited at the Property without our express written permission.
- Use of the Property for any criminal activity is prohibited.
- Neither the Property Manager nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property.
- Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities.
- You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

Great location with a lot of character
We enjoyed if star very much! The location was perfect. There was plenty of space. Even though we ate out for most meals, the kitchen was handy for breakfast! The smaller bedroom had drafty windows but it was on the warmer side while we visited Knoxville so it was not a problem. Overall great stay!

We had an amazing stay in your beautiful condo! The location is so convenient to great restaurants and shops. There were only 2 minor issues, but prompt communication resolved one and the other resolved itself. We could not find the promised parking pass, but have been told that reimbursement will be forthcoming. The other minor hiccup was a strange buzzing noise that occurred during our 3rd night. It mysteriously disappeared after about 24 hours. We will recommend your property to friends and would love to stay there again ourselves! Thank you!

Stay for University of Tennessee football game
We really enjoyed our one night stay in Knoxville for a Tennessee football game. This loft apartment had plenty of space for our party of 2 couples. While the apartment is old and somewhat dated, it has a certain charm and fits in with the area. It was as advertised and again, was much more spacious than we expected and could be quite comfortable for an extended stay. Very close to the Knoxville downtown market area and shops but is a bit of the walk to the football stadium.

If you like loud music, homeless encampments and drug addicts at your front door, this is for you!
Upon arrival there was no parking pass provided not to mention there is NO parking in front of building or across the street. Parking is available down the street in a lot which is also a homeless encampment and drug addicts haven. The stairway leading from the street to the loft has a horrible moldy smell and the loft is only surface cleaned. It is a much older building and the photos listed are clearly done well so you do not see the age and wear of the space. There are bars and restaurants in the area who play loud music and such until 2 am. If you want to park in an unsecured place where you will be approached by many homeless looking in your windows and begging you for money, you found the right place. I immediately began emailing with the property company once I arrived and ended up not spending one night at this place instead went to the Marriott and felt safe.

Very loud from outside since being close to bars, ability to hear neighbor running up and down steps and doors slamming, worse of all was the train. Beds were excessive hard and Ive always slept on firm bedding. It is a cute area and location would be great for someone who likes to go to bars, which is not me..

Bright Old City Loft - Beautiful!
We had a wonderful time staying here, it was beautiful, clean and a lot of fun. The music from Barley's around the corner was loud until the early morning hour, but we did not mind as we had young girls celebrating and having fun as well. Parking was a little tricky, but was resolved quickly. There was not a trash bag or parking pass when we arrived, however I brought a trash bag and they within 20 minutes, quickly brought us a parking pass. Communication between the owners was great, very responsive and helpful right away. Very impressed with how everything was handled, very professional. Thank you so much for making this special occasion so special and memorable. We had a great time staying here.

Great place and location, BUT be aware of location
The location was great, but know that if you are staying on a Friday or Saturday night, the surrounding clubs go until 2 a.m. and are VERY loud. We had some trouble with the wifi but management gave us another login and no problems.

In Town for a Campus Visit
We stayed at this property on a Thursday night prior to visiting Knoxville for a campus tour at UT. It was in an excellent location in relation to campus, and also in the middle of a great part of downtown for restaurants, coffee shops, etc... The property was pretty old (historic) and neat. The loft was clean, beds were comfortable and we enjoyed our stay. Would definitely recommend to other travelers.

Just ok
Place was clean but extremely noisy. Walls were paper thin. You could hear everything. Trains going by and blowing horn through the night and construction all around. Supply of TP was not good. 1 and 1/4 roll for 2 bathrooms. We made it through the trip but just barely. Should have at least been a full roll for each bathroom I tried to contact to see if there was extra somewhere and they did not answer until next morning. Never answered about a leaky pipe I let them know about. Also, the bed in the room with the skylight is horrible! It sinks to the middle and also leans downward at head of bed. Glad we only stayed one night.
