Rooms are very small, but clean. The rooms on their website are the more expensive ones as when I asked if all the rooms were so small, they said that only their best rooms were on the site. I was originally put in a very high room, which because of the small size felt very claustrophobic. The staff were very accommodating when I asked to move to a lower floor, which made the small room slightly better. The twin room was fine for one person, but would have been quite squashed for two.
I did have some issues with noise and smoking from other guests, more their fault than the hotel's though.
Breakfast was included, but I gave it a miss most morning. The first time I tried it, there was hair in the yoghurt and ants crawling on the bread! I commented on this at reception and they seemed aware of the problem and I didn't see anything too unhygienic again. However most of the food was processed, and an uninspiring random collection.
Kennedy Town is a bit of a trek from the MTR (definitely not a "short walk"), but the shuttle bus is good, although I was surprised there was nothing earlier than 9am as this does not suit business guests.
All in all the hotel was good for the price, nice to find a HK hotel that included wireless, but breakfast was disappointing.
