This is a 2 bed/1 bath basement unit within a detached home located on the Hamilton Mountain. Everything is at your fingertips within minutes of all amenities as well as Mohawk College, and St. Joseph's Hospital.
Basement is newly renovated designed with functionality and style in mind.

3 mins to St. Jospeh's Hospital
5 mins to grocery stores like No Frills
10-15 mins from attractions like Tews Falls and Dundurn Castle,
10 mins from McMaster University.
This 2 bedroom/1 bathroom basement unit is tastefully designed and renovated with hardwood flooring throughout. Perfect for any occasion!
You walk through the side entrance and walk down a set of stairs and then are greeted with a nice big open space. The open space will encompass the living room, dining room, and kitchen.
The kitchen has a nice round dining table where you can have a proper sit down meal and hang out. The kitchen has a nice white backsplash accompanied with modern stainless steel fridge, stove, and dishwasher. There is plenty of cabinet space if needed. Tons of sunlight comes through the main living space as there are plenty of windows.
You are led down a hallway that leads to the office, 2 bedrooms and washroom.
The office has a beautiful desk with an ergonomic chair, perfect for working from home environment these days.
The washroom is newly renovated and has everything you need. Ceramic vanity with big mirror and a nice stand up shower.
All bedrooms are a good size and all are equipped with queen size beds, all with new memory foam mattresses, and brand new linens (bed sheets and towels).
This home can accommodate up to 4 guests. There are 2 bedrooms (each sleep 2). There is free street parking . All bedrooms have good size windows that let a good amount of sunlight into the room.
There is also a new washer and dryer that you can use!
There is another self contained unit with a separate entrance located on the main floor of the home. The unit on the main floor may or may not be occupied by other guests during your stay.
Check-in is done through secure smart lock and will be sent to you on the day of arrival.
The unit is private and will not be shared.
The is free street parking
I do not live on site but am always available by phone. Please do not hesitate to ask if you need something. I try to be as accommodating as possible!
The Balfour neighbourhood is a great family friendly and safe neighbourhood close to many amenities. It is centrally located on the Hamilton Mountain and nearby there is Norwood Park.
Guests are responsible for their own consumables after initial reserve provided is used.
IDs of the individual booking will be needed as our policy
1. No shoes to be worn inside the home.
2. Quiet hours start at 10pm on week nights and 11pm on weekends.
3. No smoking indoors. Any cigarette butts are to be disposed of off the property. No Smoking of ANY KIND in the unit.
(Only permitted outside the house.)
We have a strict no-smoking policy in all our units. You will be fined $500 if you violate. If you must smoke, please do so in the back yard.
4. No pets. **Evidence of pets inside the property will result in a $150.00 fine charged to guests.**
5. No parties and/or large social gatherings. No events, birthdays, bachelor or bachelorette stays **There is a $250.00 surcharge charged to groups that are deceitful about the use of the house. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without refund.**
6. Check-in and Check-out times are MANDATORY unless scheduled and confirmed at a minimum of 24 hours in advance and if we are able to accommodate without double booking. **$50.00/hour penalty will be applied if you fail to check-out by 10am or by the agreed upon check-out time. My cleaners are on tight schedules**
7. A surcharge of $100.00 per undeclared guest per night will be applied for unapproved guests. Please be honest. We must coordinate cleaners and inventory based on the number of guests that occupy the unit.
8. Please leave all shoes at the front door and do not wear them throughout the house.
9. If any personal property is damaged/lost/stolen or if the cleaning company requires additional time to clean up, you will be charged accordingly.
10. Lock all windows and doors if your are not home.
11. Turn off all lights when not in use.
12. If there is any maintenance issue, please contact me directly so I can send someone to fix it.
13. Garbage is not to be left inside the unit upon check-out. Please dispose of all garbage inside the unit to the outdoor bins.
14. Garbage, recycling, and organic wastes is to be disposed of properly and up to city regulation. **$50.00 surcharge charged to guest who fail to follow proper waste protocol. My cleaners will have to dedicate time to re-sort the garbage correctly.**
15. No Moving / Rearranging of the furniture.
(unless otherwise specified)
16. No unplugging of the electronics like TVs, cable boxes, lamps, Roku sticks, etc.
17. Guests looking to extend their stay are welcome to do so, subject to availability. Please note, we require a 48 hour notice MINIMUM prior to checkout time to extend without penalty.
All extension requests that are between 24-48 hours before checkout time are subject to an additional 50% of the cleaning fee to reschedule cleaners.
Any extension request that is less than 24 hours before checkout time will be subject to an additional cleaning fee.
Please note that all additional fees must be paid first before an extension is confirmed. Our cleaners operate on strict schedules and 100% of the fees go to our hard working cleaners to compensate them for the last minute changes.
