Grant MacEwan University is a 10 minute walk, Norquest college (4 minutes) Royal Alexandra Hospital is a 15 minute walk, University of Alberta and the Stollery/UofA hospital is a 10 min drive. This building is surrounded by highly rated coffee shops, cafes, restaurants, bars and lounges. It’s a very secure and comfortable space - fob access is required to get inside the building and to your individual floor. The two bedrooms are at opposite ends of each other allowing for privacy.
All the furniture as well as the linens and towels are new. The unit has everything for a comfortable stay: lots of fresh cotton linens and towels, all the kitchen supplies for cooking, iron and ironing board, built-in air conditioner in every room, hair dryer, etc.
Lease required as well as acknowledgement of buildings bylaws.
Walking distance to the following: Grant Macewan university, Royal Alexandra Hospital, the law courts, all business core (with pedway access). Short ride via rapid train or car to the UofA hospital and the UofA campus.
Highest cleaning and disinfection standards. Perfect for monthly corporate, professional student or medical staff stays.
The entire condo is for you. Initially provided initial toilet paper, paper towel, dishwasher soap and laundry detergent should be enough for most short-term stays. For longer term, you may run out and you’d have to buy these items. 1 underground parking is included!
Please be courteous to your neighbors. SMOKING is allowed only when outside on the balcony. Drugs are not allowed anywhere on premises. NO parties.

1. Confirmation of your reservation is considered that you agreed and accepted all house rules.
2. Please treat the space with respect. If any problems arise, we will do our best to act ASAP. Feel free to message us using Airbnb or your booking app. You can call our phone for emergencies.
3. Booking only for named individuals and ID proof of main guest required. Nightly price dependent on higher of actual number of guests checking-in AND the number of guests updated in the reservation within the cancellation window. Unauthorized individuals => reservation canceled without refund.
4. You accept responsibility for safety, actions and liability of all guests, supervision of accompanying children and following house rules.
5. Tampering with locks/cameras/detectors => reservation canceled without refund.
6. No parties, smoking/vaping, marijuana/drugs, weapons. Additional charges $500+ will be adjudged. Smoking only permitted on the balcony while adhering to the quiet times as listed below.
7. No conducting a business on the premises. Remote, online work is acceptable.
8. Self-check-in respecting neighbors' peace. Residential noise not permitted from 10pm to 7am, all days.
9. Pick and leave physical key in the lockbox. Losing it will incur a $250 charge per key.
10. Only a registered guest’s personal vehicles can be parked in Underground Parking Spot #76.
11. Parking overnight parking in visitor parking, message vehicle plate number to us
12. No moving around of the furniture, furnishings, or sticking/nailing anything.
13. Repairing any of your damages is your responsibility or repair/replacement charge will be added.
14. We are not responsible for any accidents, injuries or damages to the building or your possessions that may occur during your stay. We recommend purchasing travel insurance from third parties.
15. Indoor garbage bins are provided with bags in the kitchen and the bathrooms. If they are filled, please drop the tied bags into the large brown in the building’s garbage area.
16. Recycle waste must be thrown into blue bin in the building waste area.
17. For any health and safety concern or an emergency, we are authorized to enter the property.
18. Unapproved check-out past 10 AM will incur a $50 charge per hour and past 12 PM will incur a full day charge. This does not award you to stay for the additional day as this could impact other reservations.
19. Please close and lock all windows and doors, close all lights, switch off large appliances and disconnect small appliances when you leave the property.
20. Additional cleaning charges may be assessed if the condominium is left unusually messy and unorderly.
21. A single dog or the cat must be less than 30 pounds. Pet fee is set for a single pet, per stay. Must add pet to the reservation. If any pet is at the house after not having been pre-informed and prepaid before check-in, a penalty of $300 per pet may be adjudged.
