Rita gave us excellent directions and guided us over the phone as we approached the property which is centrally located. We only stayed for one night and hope to spend a week here in the near future. "It was kinda in the middle of the boonies. But has amazing views. Staff has a hard time speaking english but we found a way to understand each other. Overall had a lovely experience. Make sure you make transportation plans in advance it is impossible to find a taxi and buses will not get you to this location. "

"Very satisfied with this choice of hotel in Oriveto. We arrived in the evening after 9 PM. No Uber or Taxi service. we contacted the Hotel and they immediately located a driver who whisked up to this lovely property which is 5 minutes to the Square and less than 10 to the Duomo. No hesitation recommending this hotel which is just as it appears in photos and is good value. "

"We had a wonderful time staying at Maria Rosa’s as a family of 6 with 4 kids 11 & younger. It was a great price & had everything we needed for a week long stay. It was a nice place to use as a home base for exploring the area of Umbria (Don’t miss Assisi! It is amazing!) There was a well loved pool table & foosball table that our kids greatly enjoyed. We were able to cook with all the pots & pans we needed & the water was hot for showers. Keep in mind you definitely need a car & this is a well loved & well lived in flat so you get what you pay for which we were grateful for. Our highlight was walking up the road & watching the sun rise! The pool looked like it would be enjoyable if you stayed during the hot season, we missed out on that but stayed cozy with the wall heaters instead. If you are looking for a space to make a home base during your exploration of Umbria & also love the peace & beauty of being nestled in olive groves, this is it! Thanks Maria Rosa! "
