I booked this hotel, nonrefundable, before reading the reviews. Horrified by the reviews, I tried to cancel but couldn't so decided to "tough it out". Well, I got a renovated room that was fine - clean with new Pergo floors; soft king bed; bathroom fully stocked with toilet paper, towels, blow dryer and essential toiletries; cabled Internet access worked great (though WiFi speed was slow). There was a slight whiff of sewage in the bathroom when the toilet was flushed but keeping the exhaust fans on and the door closed precluded it from entering the bedroom. TV reception was snowy and no English channels. And there was no place to put clothes except in a small, narrow closet. The walls were paper thin, but that seems to be the norm in Chinese hotels unless a 5-star. But the location was great - within walking distance of Beijing University, shopping malls and a short ride to the Summer Palace. Also, LOTS of good places to eat, including Western food . The staff were friendly and helpful. For the money, I liked it enough to stay another night. My only caution would be to ensure you get a room on a renovated floor. Also, FX is a large chain of hotels in several countries, so becoming a member has its benefits, too.
