The price paid was very low in comparison to every other property nearby, so I was not expecting the Ritz… but actually the room was very clean, neat and spacious. All the essentials were there, the bed was comfy and i slept very well. All in all very good value for money and everything seems well enough sorted. "

It does need a little investment, the furniture and furnishings are tired. Breakfast was good if limited in choice. All the team were pleasant. "Great location, extremely convenient to Summerhill and downtown Leiston. 10 minute taxi from Saxmundham train station. Book a cab in advance, as many cab “companies” are just a single driver and waits can be long when it’s busy. Host offers a variety of cereal in the morning. Some rooms are up a steep flight of stakes, and host offered help carrying suitcases upstairs. Mattress was on the bouncier side which you may find uncomfortable if sharing the bed. "It was perfect for the lone female business self employed traveller and had everything I needed , fridge, microwave. These were a godsend. Only thing I would change is the height of the basin and mirror in the bathroom . I’m a average height female at 5’ 4” and the basin and mirror are set at a 6’2” male I’m sure lol apart from that all good would definitely stay again :) "
