Fabulous 4/5 bedroom holiday home situated on the outskirts of Woolacombe within driving distance to beach. This pet friendly (*charges apply) home has great access to walk and cycle routes along the Tarka Trail. The outside area offers a hot tub(*charges apply).
Cooking/Dining
The Lodge has a large, well equipped farmhouse style kitchen/breakfast room with plenty of cupboard storage, a 4 oven range cooker, dishwasher, Bosch Tassimo coffee maker and breakfast bar area with log burner and French doors opening to the front. There is also a useful utility room which houses the large American style fridge/freezer, washing machine and tumble dryer.
A stylish, separate dining room provides formal seating for up to 10 people and is the perfect setting for entertaining family and friends in the evening.
Living
The main sitting room provides comfortable seating for 7. There is a log burner which is perfect for cosy winter evenings, plus a Smart TV for entertainment. The adjoining second living room has a sofa bed, with seating for a further 2 - 3 people.
Sleeping
There are 4 bedrooms in total plus the sofa bed room/second living room sleeping up to 9 guests.
The master bedroom is spacious and has a king size bed, tv with freeview & DVD, plenty of hanging space for clothes and french doors open onto a lovely balcony with views over the surrounding countryside and out to sea with Wales in the distance. A bistro table and chairs on the balcony provides the perfect spot for morning coffee or an evening spent watching the sunset with a glass of wine!
Bedrooms 2 and 3 are both twin bedrooms with hanging for clothes and bedroom 4 has a short (5'11") single bed (suitable for children and small adults). The second living room is accessed via the kitchen and/or the main living room and provides a king size sofa bed available on request.
Bathing
The main family bathroom is located on the first floor and has a bath and separate shower. There is also a shower room to the ground floor and a hose pipe plus warm outside shower for washing off after the beach!
Outside
The wonderful south facing rear terrace is equipped with table and chairs for 'al-fresco dining', coal BBQ, clothes airer and HOT TUB (*charges apply). There is access around the side of the property to the small lawned area to the front, where there is a shed for storing bikes/boards and a wetsuit hanging area. The driveway has parking for 3-4 vehicles.

There is a split staircase with 2 bedrooms located on each side. Stair gates are provided for the two top landings and also for the bottom of the stairs and guests may put these in place if they are required.
Max two dogs are welcome at this property. Dogs are charged as extra £25 per dog- per week/short stay
Use of the hot tub can be added for an additional charge of £150 per week/short break.

BOOKING INFORMATION
Please note that you are booking via an external channel and not directly through Ocean Cottages, therefore any information not provided directly from Ocean Cottages cannot be fully relied upon and pricing may differ. Please check payment and cancellation terms prior to confirming your booking.
There is a refundable security deposit of £100 payable with the final balance (not applicable to Airbnb bookings) - please note this will not be shown in the total cost of the booking on the summary screen. The security deposit is refunded within 14 days of departure (subject to satisfactory property inspection).
Full payment is due if arrival is within 10 weeks. For bookings made 10+ weeks in advance a deposit of 50% plus the £60 non-refundable booking fee is due. The final balance and security deposit (if applicable) is payable 8 weeks prior to arrival.
For Bookings confirmed with VRBO, Ocean Cottages will take your payment prior to confirming your booking, this could be up to 72 hours after receiving your confirmation from VRBO. If we are unable to accept your booking, we will contact you as soon as possible. Airbnb take payment on our behalf and pay us after your stay, they will confirm the dates and amounts due when you make your booking.
It is not possible to add any extras when booking via VRBO/Airbnb and therefore the costs of any extras will not be included within the price shown, extras must be requested and paid for directly with Ocean Cottages.

Please note, to ensure optimum cleanliness & hygiene of the hot tub, it will be completely emptied, cleaned, sanitised and re-filled with water and chemicals on your arrival day. Therefore, the hot tub may not be up to temperature until the morning after your arrival.
