~We are located on the coast and adverse weather is sometimes a factor, Please understand we DO NOT offer refunds for adverse weather conditions we will give you a credit for any monies paid to use for alternate dates within 60 days. We encourage you to purchase trip insurance through your local travel agent for such things as hurricanes and snow storms. Hurricane season is from June 1st thru November 30 please make a note of this when booking.

~We will supply a starter set of toilet paper, paper towels, a few dishwasher pods, small bars of hand soap beside sinks, and a few trash bags (kept under the current trash bag in the can). Please plan accordingly on what you need to bring depending on your length of stay.

~By booking this condo you agree to all the covid rules and restrictions put in place. If you have any questions concerning the rules and restrictions please message me before requesting to book. Booking constitutes acceptance of said covid rules and restrictions.

~Condo is set up for 2 sets of 2 guests sleeping in the same bed, if the pullout is needed please make sure to notify us 24 hrs before arrival for linens.
~ The guest booking this condo MUST be 23 yrs or older and are staying on the premises NO 3rd party bookings permitted.
~ Guest count must be accurate at the time of booking.
~ Additional fees of $50 per guest will be charged if the guest count is wrong and needs to be adjusted after arrival.
~ This property is NOT available for parties or social gatherings of any sort and only intended to be used by its registered guest ONLY.

~ This is a NON-smoking condo. If air quality sensors are triggered there will be $250 remediation charge no questions asked this includes the balcony area!!

Convenient, clean and perfect location
My husband and I stayed overnight for the end of Azalea festival. The condo was so cute, delightfully decorated and easy to find. It was so convenient and close to many wonderful places to see, eat and enjoy live music. The owner was easy to communicate w/ and entry to place was seamless. I highly recommend!

The condo was great. Very well decorated and extremely clean. The view out the back balcony is absolutely stunning. The only thing was parking. It’s actually about 3 blocks away. That was fine for me and my husband but it may not be fine for everyone. We had a problem with the back door, texted them and immediately they were sending maintenance!! Good stay.

Location!
Great location close to the riverfront activities, restaurants, and bars. This particular unit was comfortable for my quick stay and met my travel needs completely. I did have to report a few minor maintenance items to the property manager and I was assured they would be handled. Additionally the check in process was quite involved, leading me to believe that they have had problems with patrons previously. I’ve never had to send a photo of my ID to someone other than VRBO before to get the door code. The process made me feel a bit uncomfortable, however in the end it all worked out well.

Owner was rude
We were required to send pictures of our license to the owners personal cell phone. I blocked out sensitive information but enough for identification and the owner called stating i had to send it without anything blocked out and was rude regarding the check in process. I asked why it was required for me to send a picture of my license since this has never occurred before while using VRBO and it made me uncomfortable sending this information to his personal cell, especially because this was not ever mentioned in the booking. He stated rudely “because it’s my property that’s why you can cancel if you don’t like it”. At this point we couldn’t cancel and receive a refund and this was hours before check in. I have never left a review before but I felt the need to for this since I truly believe there was no need to respond in the manner he did and that maybe it should be listened on his property that this would be required.

Awesome Place
This was a great location if you’re wanting to stay on the river walk In Wilmington! We couldn’t have asked for a better location and spot for our trip. We stayed 4 nights and it was perfect for people who want to explore the town. The spot had everything we needed for just the two of us. We couldn’t figure out for the life of us the bedroom fan and living room light, but it wasn’t needed. Communication with the property manager was easy and check-in and check-out was fine. We would definitely stay here again if we come back to the area!

We were in town for a quick overnight get away! it was a great location, Great view of Cape Fear River , peaceful. We had dinner at Manna on Princess Street and it was fantastic ! I would definitely stay again, if the opportunity comes up.

We thoroughly enjoyed our weekend in Wilmington. We arrived to find the condo ready for us and exactly as advertised. Communication with the host and the check-in process was great. Condo was very clean and had everything we needed. Would definitely stay here again!

Gene is incredibly rude and disrespectful (not worth the view)
There were so many issues I will make a bulleted list. - Check-in information wasn't received til 20 mins before I arrived event though I submitted my ID when I requested the VRBO - After telling Gene I would respond when I wasn't driving, he texted me later while I was driving, when I specifically said I would respond later. - Gene's attitude was not the way a customer/guest should be treated - The door does not fully close, when locked, there is a part that is ajar which is a safety issue. This issue has been brought up in other reviews which Gene neglected. - Some of the towels smelled like piss - During my first morning, I went to cook breakfast to see there was no pans, only one pot. I texted Gene and he said I should check all cabinets which I would not have texted him if I hadn't previously checked. Then, when I asked for one to be brought to me, he said it would be later as house keeping is on a schedule, so I had to cook my eggs in a pot. I responded back saying the listing advertises a full kitchenette and stove top which should include cooking supplies. Gene BLAMED me (the customer) saying "Some guests bring their own towels, linens, and cooking utensils, we do supply some, but not everything." A simple pan should be there, no guest should have to bring cookware or be blamed for it not being there when it should have been. A previous review also stated this when they stayed in October 2022. This suggests Gene clearly never had a pan (after texting me "There should be pots and pans" -> only ONE pot) and again neglected customer complaints. When I finally received pans HOURS later, it was obvious they were brand new again suggesting he never had cooking supples as advertised when it says "Full Kitchenette". Gene was so incredibly rude and disrespectful to me and never apologized for this issue until I told him he should. - The only positive thing I can say is the view, but don't waste your money on this VRBO to be treated so poorly as there are other options in downtown Wilmington with same/similar views. - Gene is a terrible VRBO host.

Battleship View
We came into town for a half marathon and enjoyed walking around the downtown. I wish I had been able to bring my little doggie though. The view on the balcony of the battleship was amazing and it was fun having coffee out there while people watching. We had a great time.

It was just enough for us and in a perfect location. Close to everything downtown. Bed is extremely firm, which isn’t for me so I did have to buy additional bedding to sleep in it after the first night.

Nice clean unit right on River. Great views. Great location
The unit was nice but they could include a few more items. No spices. Only 1 pot to cook in. So cooking wasn’t very easy. They should have a frying pan and a few more essentials. Otherwise location was great and the unit itself was just like the pictures portrayed.

Excellent waterfront property
If you want stunning views of the river with a battleship to boot then this is the place for you! Everything in walking distance (restaurants/bars/shopping) right outside the building. Everything you need for a comfortable stay. Owner was spot on to reply to questions and entry/exit/parking all great. Really enjoyed this stay and would return again!

wish we knew where the parking garage and other check in details were before 30 minutes prior to check in. Front door was a little broken - seemed like it would open even when locked. There was a bunch of hair, which looked like it came off a ladies brush that came out of my shower towel. Loud bar next door but we knew that going in - wasn’t deal breaker.

The property is amazing. We’ve stayed in the building multiple times and love the location and property itself. This unit had a few issues upon checkin. There was a lot of communication about no smoking; however upon arrival at our unit there was a half smoked cigarette in the door frame. The smoke detector in the bedroom had been pulled from the ceiling and was hanging down (note we reported these upon checkin and they were remedied immediately). However one thing we reported that was not fixed was the front door itself. It did not close completely. While it locked, it still opened out 1.5-2 inches. This could be a significant safety issue.

Positives - Great location in downtown Wilmington, fantastic view of the Battleship NC, Nice private balcony, comfy mattress Negatives - many opportunities for cleanliness and maintenance. Check out instructions say strip the sheets, but leave the quilt and shams. Made us question how often they were washed. Tons of throw pillows without removable washable covers. Floors in living room/kitchen were sticky. bathroom cabinet super gross and dirty. Burnt out lightbulbs in hallway and bathroom. Sliding door needed service, super hard to open. Biggest issue AC handler in bedroom very noisy so couldn’t sleep without turning it off, not ideal in July. Also had to follow up to get my security deposit back after not hearing anything for a week
