We’re excited to host you! To ensure a comfortable stay for everyone, please review the following house rules. Failure to follow these rules may result in immediate cancellation of your reservation without a refund.
Provided Essentials
We supply toiletries, paper towels, clean towels & blankets, laundry detergent, cleaning products, coffee, tea, snacks, breakfast items, and condiments as a one-time courtesy—these items will not be replenished during your stay.
Occupancy & Guest Policy
Maximum occupancy is 8 guests, including children & infants.
Additional charge: $15 per night per person for the 7th & 8th guest.
Visitors count as guests. Unregistered guests beyond 6 will be charged $100 per person per night for all nights booked.
Water Usage & Septic System
This property relies on hauled water and a septic system. Please be mindful of water usage:
Your reservation includes 200 gallons of water per night booked (e.g., 3 nights = 600 gallons). A standard household of 4 uses about 140 gallons per day.
Be conservative: shorter showers, full laundry loads, and using filled sinks instead of running water help stretch your supply.
Overages: If you exceed your allotment, emergency water delivery costs $0.15 per gallon (measured in 50-gallon increments).
Septic care: Only flush toilet paper—NO "flushable" wipes, hygiene products, or grease down the drains. Please use the provided trash can.
Parking
- Park only in designated areas to avoid damaging the septic system.
Pets & Service Animals
- Service animals are always welcome (please notify us in advance), but emotional support animals (ESAs) are subject to pet policies and fees.
Fee: $50 for the first 2 pets, $30 per additional pet (max 5 pets, 3 livestock).
Pets must be crated if left unattended.
Please clean up after your pets (poop scoop provided).
Unapproved pets: $100 per pet, per stay.
WIFI, Weather & Road Conditions
WIFI is NOT guaranteed.
We are not responsible for power outages or extreme weather. Power loss = water loss.
Winter stays: A 4x4 vehicle & chains may be required for snow/mud.
Snow removal: If snowfall exceeds 6 inches, we will plow on check-in days, water & propane delivery days. Additional plowing during your stay is $50 per plow.
Check-Out & Late Check-Out
- Late check-out must be requested at least 2 hours before check-out time.
Unapproved late check-outs: $50 per 30 minutes past check-out.
Past 12 PM: Additional full-night charge (minus the next guest’s cleaning fee).
Safety & Property Rules
Wildlife & bugs: This is nature! While we do our best to prevent pests, we cannot guarantee the property is insect- or wildlife-free.
No climbing on structures or trees.
No food, drinks, or pets on beds or couches.
Do not move furniture without permission.
Fires must be contained to the designated fire pit or burn barrel and never left unattended.
Cleaning & Damage Fees
- Up to $500 cleaning fee may be charged for:
Trash left outside and exposed to wildlife (if the trash bin is full, place bags in the main bin at the gate entrance).
NO: body paint, hair dye, spray tanning, nail polish, glitter, confetti, or indoor smoking.
Long Stays (14+ Nights)
- Stays over 14 days require scheduled cleanings every two weeks (cleaning is included)
