Hamden Hill House is only 4.6 miles outside of the quaint town of Hamden and 8.1 miles from Delhi, NY. Set on 8 acres of meadows and woods with captivating views of mountains and valleys. Tucked away on a country road with plenty of privacy and quiet, but close to restaurants, stores, wedding venues and activities. This home is the perfect match for smaller groups, families and couples looking for a simple, harmonious respite.

A short driveway with a slight incline brings you to the home. We do keep the driveway plowed and shoveled to the door for the winter but AWD or 4WD are recommended in the months when snow is likely, October through April.

The home has a wrap around deck with both steps and a ramp. There is also a step free entrance into the home, making it ACCESSIBLE (door widths to come).

Inside the home there is 900SF of interior space, intimate, uncluttered, sublimely cozy. The front of the cabin is a wall of windows that follows the sun throughout the day providing plenty of natural light. Both sliding doors open open allowing in a nice summer breeze. Open concept living in a compact space, optimal for gathering and entertaining.

A dining table comfortably fit everyone for meal times and doubles as an office with a view if you need to school or work remotely.

In the winter a propane Jotul fireplace creates warmth and ambience, taking the chill off.

The bedrooms are at the back of the house with one shared bathroom. The bathroom is also accessible, with a walk in shower and toilet grab bar.

The interior of the home is relaxing and down to earth with good vibes. The property, however, is both pastoral and energizing. Paths wind through the property creating trails for walking, running, shoe shoeing and XC skiing, as well as prime spots for afternoon naps, picnics and sledding. Pick a season, pick an activity!

A yard next to the home gives enough space for outdoor play. A charcoal grill and outdoor eating area with patio lights take advantage of the space and view.

Guests have access to all areas of the home and yard except for any spaced marked Private.

There is a short, gently sloped driveway with ample parking. The driveway is plowed in the winter and shoveled to the entrance.

Groceries stores, gas stations, shopping, farmers markets and more are all located with 15 to 20 minutes in Walton, Delhi, Hamden and Oneonta.

A vehicle is necessary to get around. There is no or limited Uber or transportation services in the area.

In the winter months when snow is likely (October through April) AWD or 4WD is recommended along with all weather or snow tires with good tread.

Before making a reservation, please read the Rules and Polices to make sure you are comfortable and aware of guest expectations. We want to make your trip as fantastic and memorable as possible! Here are just a few more things to keep in mind:

- We have awesome neighbors, help keep us awesome neighbors too! While the home is in the country and private, noise does travel so please follow the quiet hours and keep outdoor noise down after 9PM.

- We are dog friendly, no cats. Sorry, we love them too! One dog max, with additional fee.

- No parties. If there are 4 people on the reservation there should be 4 people at the house. Please reach out to us if you would like to have daytime visitors.

- We have a private septic and well. Be conscientious of water use in the dryer months and no water lawn games, sprinklers, slides or kiddie pools. They can quickly drain a well leaving you with no water or brown water. And for the septic, only flush TP down the toilets.

- If you smoke outside do NOT put out cigarettes on the deck, throw butts on the driveway or lawn. If you smoke inside the home there will be a $500 fine. I don't want that, you don't want that. Let's just not.

A FEW RULES.
Check-In and Check-Out: Plan your travel on our listed 4PM arrival and 11AM departure times. Changes in times may be available for an additional fee if possible. Please give at least 24 hours notice for requests, last minute requests may not be possible as cleaning and service schedules are planned in advance.

- We have awesome neighbors; help keep us awesome neighbors too.
- No parties. Only the number of guests on the reservation should be in the house. Let Host know of daytime guests.
- No smoking. If you must smoke, do so outdoors only and extinguish when done then put in the garbage.
- Dogs are allowed with approval and additional fee.
- No ATV's, snowmobiles, fireworks or firearms.
- Quiet hours 9PM to 8AM, keep outdoor noise to a minimum.
