Situated just under a mile from Rock Beach, this deceptively large 4 double bedroom house which has recently been refurbished, is located on the Rock Road giving quick and direct access to Rock, Daymer Bay and Polzeath.
The house is primarily accessed from the rear, with a large hallway leading to an open plan kitchen and separate dining area (which comfortably seats 10) and fully kitted out with oven, steamer, 2 x fridges, freezer, dishwasher etc. The games room has a pool table, darts board, Smart TV (with play station) and the sitting room has comfy seating, built in TV and wood burning stove for a cosy feel at one end and a desk / office area at the other.
Upstairs there are 2 large bedrooms either end that span the width of the house; the master bedroom has a super king bed, en-suite bathroom and walk in dressing room, and the other is set up either as a twin or super king again with ensuite. The 3rd and 4th bedrooms are at the front of the house with the choice of either a twin/superking or a double bed and share a large walk in shower bathroom.
The house offers reverse living, making the most of its south facing garden. The garden is split into two areas, providing a decked terraced area to the rear of the property where there is garden furniture as well as a hot tub to enjoy. Additional parking is available if required and from here it then leads to a further large garden area, set behind a wall. There are several seating areas within both areas as well as a separate garden annexe that can be used as overspill dorm accommodation or an office if required at an additional charge.
Location wise, the house is 5 minutes walk to the local shops for all your amenities (Spa, butcher, baker, fishmonger, gift shop, art gallery) in one direction and Pityme pub and Bluntrock Brewery in the other. You can easily walk or bike to Rock beach and The Mariners Pub (20 mins walk) or there's ample car parking at Rock Beach car park. Wadebridge town is approx 15 minutes drive (or there is a bus if required) for a broader range of shopping and supermarkets.
