The adjacent property can also be rented for 16 people, and the entire estate can accommodate up to 26 people.
First Floor:
• A spacious entrance leading directly to three bedrooms, each with a walk-in closet, bathroom, and toilet.
• Bedroom 1 "Annecy": Two single beds (90x200 cm) that can be combined to create a King-size bed, with an adjoining bathroom, toilet, and garden view.
• Bedroom 2 "Veyrier du Lac": Master suite - King-size bed (200x200 cm), private balcony, adjoining bathroom with luxury bathtub offering a view of the lake, workspace, walk-in closet, shower, and separate toilet.
• Bedroom 3 "Talloires": Two single beds (90x200 cm) that can be combined to create a King-size bed, adjoining bathroom, luxury walk-in closet, private balcony with lake view.
Second Floor:
• A staircase leads to a vast living space under a stunning timber frame, including a living room with a wood-burning fireplace, a dining or meeting table, and a kitchen area offering a spectacular view of the lake and the city of Annecy.
• Kitchen area equipped with a microwave, dishwasher, sink, and refrigerator, but not designed for meal preparation.
• Guest toilet.
• Bedroom 4 "Sevrier": Queen-size bed (160x200 cm) with an adjoining bathroom and private balcony offering a splendid view of the lake. This room also has a mezzanine level with a double bed (140x200 cm), a single bed (90x200 cm), and an intimate reading nook. An ideal space for a family, children, or for seminars in a refined setting.
Garden Level:
• Three comfortable and spacious terraces: one facing south, one southeast, and one southwest with a jacuzzi. These terraces offer stunning views of Lake Annecy.
• A large gas barbecue and a small charcoal barbecue (Green Egg) are available. • A large open-plan, modern kitchen with a central island and dining table overlooking the front terrace with lake views and a terrace equipped with a barbecue.
• Living room with TV, electric fireplace, and ceiling fans, opening onto the three terraces with an extraordinary view of the gardens and lake.
• Dining room with access to the private garden, jacuzzi, and pool.
• Separate preparation kitchen with a large refrigerator-freezer and a refrigerated wine cellar.
• Laundry room equipped with a washing machine, dryer, ironing board, iron, and steamer.

The pool will be available from mid-June 2025.
An outdoor sauna will be available starting from September 2025.
Villa Rules:
• Respect for the property and neighborhood.
