Very beautiful flat (spacious, bright, quiet and with a great view over my garden) located in a wonderful neighborhood where you will be able to enjoy the unique Venetian lifestyle. Indeed this area of the city center is still untouched by the tourism (but the highlights of the city are just a few minutes away) and here you can find (within 2-5 minutes of walk) a lot of art and history together with the best and cheapest bars and restaurants of Venice (together with a very convenient supermarket just 2 minutes away).
The flat is just 8-10 minutes away from the train station and I will provide you precise directions about how to reach it. It's also very easy to get to the apartment if you come from the airport (water bus station is 5 minutes away).

Family in Venice 2024
We had a wonderful stay in Venice at this apartment. Our host, Massimo, really enhanced it with a boat tour in the evening as he described the ins and outs of his city. (Next time we come we will remember to bring our mosquito repellant, though!)

Great stay!
Great apartment in great location! The apartment is in a beautiful location away from the crowds of tourists but it is still easy to walk to all the sights. Massimo was very helpful and easy to communicate with. He took us on a wonderful and informative boat ride on the canals. Highly recommend!

Massimo is a GREAT HOST!!!
We really enjoyed our time in Venice, and especially our stay in Massimo's property. Great Location (where you are close to everything, but you are not in the crowds of downtown). Great communication before, during and after our trip. He even offered to take us on tour of the town via his boat. Top notch property and service. We will always remember Massimo from our trip.

Nice first floor Flat on the perimeter of Venice
Spacious renovated unit on a Canal nearby to shops, restaurants, site seeing and a grocery store just around the corner. The owner Massimo was easy to communicate with when needed and went out of his way to make sure our stay was as good as it could be. He personally helped me with a situation when he easily could have said that there was nothing more he could do. I was impressed with his willingness to accommodate me without hesitation, thank you again!

Great location hampered by limitations
The property itself was great, but the kitchen was not well suited for cooking and eating (lacked toaster, kettle, sufficient plates, bowls, etc.). The cleaner left the window open so we all got bitten extensively by mosquitos our first night. The beds are old, creaky and uncomfortable. However, the host was gracious and took us for a local boat ride. Cannaregio is a great residential neighbourhood, away from the hordes of tourists. Lots of great restaurants and cafes nearby.

Although very spacious. And the host accommodated us to store our luggage early. The flat what was not the apartment shown in the pictures. I would have appreciated a more accurate description or being told about the change.

Quiet corner of Venice
Place was very good. Nice and cool, modern kitchen, tall ceilings, smart TV, looks like the photos. Location was perfect, walkable to everything but in a nice quiet corner. Check in was not ideal as we were tired from overnight overseas trip and person who was supposed to let us in was not responding to the doorbell. Also bedding was missing but when we notified the host this was remedied the next day. Would suggest water taxi from airport as it is a lot less walking with suitcases over bridges with stairs. Host gave us a great suggestion for a local festival and concert, we were truly the only tourists there and it was such fun

Our stay at Massimo's apartment
Great location, quiet, and easily accessible. The apartment was clean, spacious and comfortable. We appreciated the heated floor too. The kitchen was equipped with the necessary dishes and utensils. Massimo was quick to reply to us whenever we had sent a message, even at 23:30 when we did not have any hot water. Unfortunately, the hot water issue could not be resolved by message so we were also without hot water for our morning needs. The exterior of the apartment was also under construction, so the scaffolding was an obstacle while entering the apartment- "watch your head".

There were a lot of little things not to like about this property…the beds were uncomfortable and squeaky (especially the ones in the kids room which made it tough for the kids to fall asleep.) The shower didn’t drain well and you ended up standing in a puddle and feeling like you needed to rush before the water starting pouring out from the bottom. There was mold in the shower and the refrigerator smelled like mildew and there were a lot of bugs…my daughter woke up cover in mosquito bites (though that may be a general Venice area issue rather than one unique to the property,) However, the WORST thing about this property was the extra 50 euros I was charged right before we arrived because I needed to pay the adult fee for my teenage son…I was honest when I booked it about his age…the price change the day before we arrived seemed very unfair!

You get what you pay for…
At first appearance all was okay. Very minimal and basic. I am not very picky on limited amenities, as long as there is a bed, toilet and shower. The neighbourhood has a great atmosphere out of the busy city centre. The downside was we had no access to AC in the hot temperature of late May. We could not open any windows as we were swarmed with mosquitoes. We are covered in bites to make for a very uncomfortable stay. I recommend to the next guests, bring bug spray and mosquitoes nets. Another issue we had was a major plumbing problem in the bathroom. I am conscious of the age of these buildings and understand they are delicate. The host was responsive but made it feel as though it was our fault. We did not do anything wrong or flush excessive amounts of toilet paper. After a day, we were placing the paper in a separate garbage for fear of being blamed. The biggest problem, however, was that the shower would not drain after two uses. We had to forgo all of us showering in 1 day. It seems the pipes are connected and toilet water was filling the shower base. Needless to say it was very unpleasant and unsanitary. I recommend guests buy disinfectant spray and paper towels as there were none in the suite. Overall, it is a very affordable accommodation for 4 people. Our experience may be unique for the time of year with the heat and unexpected plumbing issues. Nothing against the host, I just hope these issues are resolved so the nexts guests do not have the same experience.

initially property looked clean but I'm closer inspection property only superficially clean. Bathroom needs deep clean and maybe refurb. Due to poor weather conditions had to stay indoors for a couple of days asked for heating to be put on but instead 2 extra divers were supplied. Hosts response to communication was sporadic.

Location is really good. Communication with property manager was poor partly because VRBO messaging was not functioning and property manager was not consistently responding to email with complete decisions. Mosquitoes are a problem in this property. After arriving and finding windows opened by maid, we closed windows and used air conditioner. Yet, despite killing all mosquitoes that day, there were more to greet us each night after touring. Property manager and maid had been in the property during the day while we were out. Suspecting that is how mosquitoes got in each day. Had to sleep covered in repellent otherwise, while basic, size and space were nice

Venice and mosquitoes
Unfortunately, the control for the air conditioning could not be found after arriving. We slept with the stipend that evening as it was very hot and humid. There were no screens on the windows and we each passed a difficult night swatting mosquitoes. The next morning there were dozens of mosquitoes on my bedroom wall and I had bites all over my arms and legs. I had a bad reaction to them as they grew massively in size and redness. I had to go to a pharmacy to obtain antihistamines to control the reaction. This unfortunately was the beginning of our trip to Italy and I have had to wear clothes including long pants and long sleeves as the bites are still quite visible. The owner brought the ac controller the next day. The owner recommended we walk to the apartment from the bus sun and that it would take 15 minutes. It actually took about 45 minutes in very hot weather and trying to haul suitcases up and down stairs over multiple bridges was torture. The host should give instructions to take the boat transit to the nearest stop which actually is 5-10 minutes away with only 1 bridge with a ramp!! Hallelujah!!! Venice does not give me fond memories!!

Massimo made the trip. His tour of the city was amazing and very informative. If you are looking for somewhere close to the excitement, but off the beaten path, this is the place for you. The apartment is great but does use mini split A/C so leaving doors open for airflow is essential.

Très bon acceuil, M. Massimono aide pour arriver jusqu'a son logement, car il parle français. Nous avons eu de très bonnes adresses de restaurant proche du logement et à Murano, de sa part. Notre frigo est tombé en panne et il a accepté de nous prêter la clé de son logement voisin pour laisser au frais nos aliments. Il est disponible par wattsapp pour donner des informations. Son logement donne avec vue de la chambre sur le canal, donc en début mai pas chaud, 2 moustiques et pas d'odeurs. Merci pour tous à M. Massimo. Je recommande. Céline Christophe

Séjour a Venise
Appartement fonctionnel. L’accueil de Massimo est parfait. Situé un peu loin du centre mais dans un quartier avec plein de bars restos locaux loin des touristes, c’est tres agréable. Équipement de cuisine à renouveler (cafetière) et insuffisant (pas de toaster). Linges de cuisine inexistants pour essuyer comptoir et cuisinière. Cela éviterait que les serviettes blanches soient utilisées pour le ménage en cas de dégâts. Aucun problème de climatisation et de plomberie. Endroit tranquille à recommander.

Appartement situé dans un quartier tranquille
Compte tenu de la quantité phénoménale de touristes à ce moment de l’année, notre famille a grandement apprécié habiter dans un endroit tranquille, à l’écart de la cohue tout en étant témoins du quotidien des résidents permanents du quartier. Certaines personnes dans les commentaires précédents trouvaient l’endroit un peu loin de l’action, pour notre part, c’est ce que nous avons apprécié, ça dépend des intérêts de chacun! L’appartement est très bien pour un court séjour, il est un peu humide mais c’est sûrement la réalité des logements situés au rez-de-chaussée à Venise. La équipements de cuisine sont très limités mais en revanche l’épicerie située tout près est excellente et offre une excellente variété de possibilités si vous souhaitez manger à l’appartement. Nous avons bien apprécié notre séjour!

Wonderful Flat with great location
This flat was better than described on the listing. The owner was very helpful and went out of his way to help us upon our arrival, which was later than anticipated. The location was ideal for us, away from regular tourist areas, in a local residential neighborhood that was quiet and with very friendly local people. The cafes and bars were also wonderful in this area, again, quiet and away from tourist hangout. It was also within easy access to a local grocery if you are interested in staying a couple of nights and cooking yourself. Truly felt like living like a native that gave us a richer experience.

Massimo was very helpful.
The property is clean and in a good area for restaurants. It's a 25 minute walk from the bus or train station. It's reasonably basic, the terrace at the moment is a building site and beds not that comfy but good value for Venice especially of there are 4 people.
