This property was a great home base for our visit to Venice. Massimo is an absolutely wonderful host! The communication was great and timely. He provided recommendations for places to eat, things to do/see and when we arrived to a foggy night, he actively communicated different options to reach the location due to several lines of the Vaporetto not running. The property was very clean and met all of our needs. I would definitely stay here again!

Perfect Stay
The stay is very close to ACTV (vaporetto) as well as the Alilaguna stops, I believe it was a 6 minute walk from the apartment. This system made it easy for us to see much of Venice. If you prefer walking it was about a 10 minute walk to the Rialto Bridge. The apartment had a great kitchen that made it possible to make meals there, and a coffee pot. Would definitely stay here again when we return to Venice. Added bonus was looking at the canal out of the window and seeing the occasional boat coast by.

Perfect host. Well equipped little apartment.
Massimo was a superb, friendly host. His communications (in excellent English) were great, and he responded quickly. He gave helpful recommendations for travel, sightseeing and restaurants. The flat is on the third floor and stairs would be awkward for people with mobility problems. Comfortable and clean. Well equipped. Not a particularly scenic immediate locale, but well placed to access nearby canals and piazzas, cafes, bars and Osterias. Quiet neighbourhood, but only 15 minutes from busy tourist spots. Just 10 minutes from Fuondamente Nuove and Ospidale to catch vaporetti or Alilaguna boats.

Excellent host! Made us feel feel very welcome and stocked apartment with everything you may need. While there are a lot of stairs to the apartment it’s worth it for cozy apartment and view. (Tip for other visitors: Remember to turn on light switch at bottom of stairs )

Quite and relaxing.
Massimo is a wonderful host. Tucked away from all the hustle and bustle of Venice. Still an easy walk to the major attractions and some hidden little gems that Massimo can show you. The water bus to and from the airport is a 7 minute walk. Be ready to climb 3 flight of stairs but it's worth it.

A choice apartment
This is an excellent apartment. It is very comfortable, airy with lots of light, and quiet. We appreciate when there are things like pictures on the wall and thought behind the amenities. The beds are comfortable. Our grandson, who was traveling with us, loved the window seat. I was a little concerned that it was a bit on the edge of things since we have usually rented on the other side of Cannaregio, but quickly realized that the walks toward either Piazza San Marco or over towards Strada Nova or to the Rialto Bridge are really easy and quick. In the late afternoon when the day-trippers have left being here gives you the feel for the real Venice. One of the best aspects is Massimo. We rate him as one of the two best hosts we have dealt with in our years of renting in Italy. He is friendly and welcoming. Although one of our favorite spots for aperitivi is in Campo Santa Maria dei Miracoli, we hadn't dined in the neighborhood of Ss Giovanni e Paolo on previous stays in Venice. Massimo gave us excellent suggestions. Being a Venetian, he knows the city and can tell you a lot if you need some ideas of things to do or see. As you might guess, we thoroughly enjoyed our stay in Massimo's apartment.

Massimo was the best host. His information on how to get to the apartment was very detailed. This was so helpful as navagating in Venice can be tricky. The apartment is exactly as pictured. We ate many meals at home. The kitchen had everything we needed. It is nice that it is easy access to all the things you want to do in Venice but away from the noise and crowds. There is a bakery just down the street. We will definitely stay here again if we return. Massimo was so helpful regarding our stay, full of information on what to do and see. I was traveling solo with two kids and this made our trip easy.

Fantastic location!!!
The apartment was clean ,comfortable very well equipped . The location is just perfect, 5 mins walk will get you to a vaporetta stop in one direction and Co Op in the other.There is a charming bakery just round the corner ,also a couple of coffee bars and eateries very close by.Within 15 mins( providing you don't get lost!!!)you can get to St Marks or Rialto. Massimo our host was very welcoming ,helpful and full of pride and knowledge of his beautiful city... Ensuring we didn't get too lost by providing us with a detailed map with instructions on it. Thanks to Massimo our trip was truly special, we visited places we wouldn't have known about. Without a doubt we would recommend this apartment to any couple or small family ,it was the truly the perfect location.

Mr Massimo was extremely friendly and went out of his way to make sure we had everything we needed. When our daughter fell and scraped her elbow on a Sunday when all the pharmacies were closed, he even found us a band aid and hydrogen peroxide. He told us where the best restaurants and gelato were to be found and where to go on our Venice adventures. He also encouraged us to hang our laundry outside, even though we were afraid of dropping it on the heads of passersby (we never did drop anything). We had a great time in Venice in large part due to his hospitality. The only caution is that there are 50+ stairs to the apartment and no elevator, so this is not a place for those who are not up for climbing hundreds of stairs a day. But then, Venice is so full of bridges with stairs that the entire city is not really for people who are not up for climbing hundreds of stairs a day.

Eine wirklich tolle Wohnung im Herzen Venedigs
Wir waren knapp eine Woche bei Massimo in seinem Apartment. Der Kontakt war super, es war sauber und sehr gut ausgestattet. Die Lage des Apartments ist klasse. Keine 10 Minuten von der Rialto-Brücke oder dem Markusplatz entfernt. Aber das Beste war der Blick auf den kleinen Kanal, direkt vor dem Haus. Wirklich toll. Wir kommen bestimmt wieder. Es war ein herausragender Urlaub.
