"The owner met us to check us in, but returned that evening while we were eating. Having interrupted the meal he wanted 300euros in cash as a deposit. He said he'd return next day. However, by then we realised that the downstairs toilet and drains were blocked as were 2 of the upstairs showers. There was no hot water in some. "We needed lots of bedrooms, lots of bathrooms, and options for relaxation or activity. This property checked all boxes. Management was professional and gracious. Guido recommended, at our request, a chef for meal delivery and for a cooking class. Edoardo and his team, Josette and Fabrizio, made an otherwise fabulous stay even better. The photos of the property, particularly vistas, patios, and pools do not do it justice. Truly a magnificent property!"

"Absolutely gorgeous property which had us feeling like we were in a fairytale. I’m surprised the birds and squirrels didn’t come in and help me make my bed each day. The views are stunning and the peaceful surroundings are so relaxing. We had chefs for breakfast and dinner - HIGHLY RECOMMEND!!!! Gian is helpful and knowledgeable and really puts effort into making sure the stay and the home are top notch. Thank you, Gian! We are just driving away and I miss it already."

"We were a 3 generation family of 10. Overall very good, a lovely pool and a games room with table tennis and table football. Rome was reached by train from Terni. ( but check ticket prices as it varies enormously depending on the train) Lake Bolsena, Orvieto, Todi, Spoleto, Bagnoregio and Cascade del Marmore are all easily reached by car. Village pizzeria is excellent. We drove from Rome Fiumicino Airport, very easy using Autostrada. My family all enjoyed the soft river rafting near Marmore....

"We were looking for an area off the normal tourist track and definitely found it here in Moricone. Beautiful country side, my only negative was there was a dreadful smell coming from the laundry, some form of sewer problem says the plumber in our group other than that the beds were comfortable, kitchen well stocked if small but a lovely quiet location"

"This was the type of property we were looking for. This was a trip with my wife and me and our 4 adult children. We loved the location away from crowds but close enough to get to every where in Umbria for day trips. If you are traveling in the summer, just be aware there is no air conditioning. The villa is a short and easy drive to Orvieto and lots of other pretty hilltop towns for coffee and pizza. Shops only 10 mins away for groceries. Tranquil and beautiful property."

"This is a beautiful home in a lovely setting. The pool is a perfect size for a group of 4 and the property has a gorgeous view. We appreciated the fans in each bedroom for the warmer nights, but being a stone house, it was never too hot to sleep. We loved spending time outdoors and had most meals under the pergola. "We couldn't have hoped for a better retreat. You need a car to get to this gem 10 mins outside of Orvieto but if you're looking for peace and quiet and a beautiful property with an amazing pool, this is the place. We had great service, food (breakfast and dinner) and accommodation."
