Our family had a wonderful trip to Bull Shoals. We've been going to the lake for years but this was our first time staying near Theodosia and the first time staying at this house. The location was incredibly convenient. Aaron was prompt with all communication. The house was surprisingly well stocked and felt very warm and welcoming. We enjoyed our stay there immensely and would love to return!
We had a wonderfuk time. Theodosia area is a fantastic place to boat Bull Shoalls! We were thrilled with the house amd how close it was to the marina. Our pup even got to enjoy it as well! We will definitely be back!!!
Once again a wonderful stay! It was perfect for our weekend....after boating each day. The foosball table is a bonus and the house is well equipped.

We have been going to Bull Shoals Lake for over 30 years. This house is a gem. Very nice and lots of room. And the location is perfect, very close to Theodosia Marina if you have a boat or rent a boat. Close to the swimming beach at Theodosia also. Our group had a great time and we hope to come back!!
The property was perfect and had everything we needed! It was so close to the marina which was perfect for us! A bad storm came through and we lost power (as did everyone in the surrounding areas). The host was quick to respond and contact the utilities. We will definitely be back for future lake visits!
We had a wedding close by and the house was big enough to accommodate the whole group for the big day. There is a lot of beautiful updates and the host responded quickly to any questions we had.
We had 5 adults and all enjoyed the space immensely. It is small but well laid out for separation and privacy. The decks offer great views, we even spent July 4th on the top deck to be under cover to the storms pass. The front patio and grill space was fantastic. Wish I had understood the charcoal grill/smoker before hand, it looks like something fun to cook on. Each siblings family (4) hosted dinner on 1 night. When we hosted the patio’s/deck/basement allowed all 29 family members to spread out and enjoy conversations and playing the games supplied in the house. An empty cabinet for guests to put items they bring with them would be appreciated but that was a minor issue compared to the overall experience. Kudos to the owner, the house had ample supplies.
Our family stayed here for a week, as we wanted to be near Branson but not in it. This house allowed plenty of space for myself, my husband, and our 3 older kids (17-22). It's a 4 minute drive to a swimming beach on the lake, a local restaurant, and a dollar general (grocery store only a few more min away), and it's an hour drive to Branson. The house is well stocked for cooking family meals and has a great coffee corner for coffee drinkers. Lots of little extras throughout the house (spare games, extra toiletries, plenty of towels, extra blankets, more than just the pantry basics). The deck/patio area was perfect for relaxing before the days started. The host was very fast to respond, providing the address within minutes of booking and responding quickly to questions. The only thing that would have made our stay better was softer mattresses, as they were quite firm.
If you're looking for a relaxing stay near the lake with plenty of space, I'd consider this!
The host, Aaron is great with communication. Very friendly. Check in process was a breeze. Traveling with extended family, 7 in our group. Ages 11 to 69.
The area: We came to Theodosia for first time to see family that lives there. The area roads are hilly and windy in spots. Getting to property or finding it was no issue. Bull Shoals lake and marina is a 3 minute drive. There is fishing, a swimming beach, restaurant (Cookies is the name and highly recommend) and marina. Get some feed for $1 at the marina store and feed the huge Carp and turtles right there by the store. The town has a Dollar General, hardware, grocery store, liquor store, couple other restaurants, and a bakery. We ate at Fyre Fries, red food truck. Very good.
About an hour and 10 mins away from Branson. 45-1hr away if you want a Walmart.
The house:
Beautiful and comfortable on the inside. 3 levels and plenty of room for us. The house is well stocked with almost everything you will need. Even things you wouldn't even think of. Such a great surprise! The house is super clean. The beds are comfortable. We spent a lot of time on the middle deck. You can see some of the lake from the house.
The only con was the outside. The yard is on a hill with mostly rocks, there is no flat ground. Wasn't an issue for us adults but our son's wanted to play in a yard.
We enjoyed our stay very much and miss it already. Thank you for sharing your property.
Great spot tucked back into the woods. Woke up to deer in the backyard! The house was clean and stocked with everything you would need. We had fun as a family with the games that were provided and enjoyed the views with the oversized windows! Would definitely stay again.

We had plenty of space to spread out, especially on the rain day. The kids had so much fun playing Foosball. The living room seating was a little tight, but doable, for watching a movie together.
GPS didn't find the address but a kind local pointed us in the right direction.

We enjoyed staying at Aaron's property. It was perfect for our family. The house was comfortable, clean and stocked with coffee! Great location and quiet road. I enjoyed my mornings on the back deck. Aaron is very nice and easy to contact. He responds promptly.
We wanted to look at nearby property for sale, so we booked this home at the last minute on a holiday weekend. It was a great home base for us while we were in the area. The home has three floors, but since my husband and I were our accompanied only by two yellow labs, we used primarily the main floor, which is perfectly equipped for a couple with a kitchen, living and dining room, one bathroom, and one bedroom. The home has updated decor and many charming touches, including vaulted ceilings, hardwood floors, new kitchen cabinets, and sliding barn doors. On both nights of our stay, we lounged on the back porch for hours enjoying the privacy, comfortable patio furniture, soft breeze, and peekaboo view of the lake. Overall, we were pleased with our stay as the home was cute, clean, convenient, and comfortable and the host was kind to accommodate us last minute. Bravo!

Great place to stay that is close to public boat ramp and lots of space for friends. We greatly enjoyed all the deck space and the property is super quiet with hardly any traffic on the road by the house.
