"Easy to find using car's inbuilt satnav. Clearly signposted from the pavement. Doorbell answered quickly. Warm welcome. Very spacious family room with incredibly comfortable double and small double bed and a sofa. Everything clean and spotless. Modern touches such as both USB and USB C sockets. A lot of natural light when sunny and very conveniently located lighting thtoughout the room with individual switches. Great to see oat milk sachets in the hot drink selection tray! Breakfast service was slick, professional, very friendly. Great to hear the various options for a hot breakfast. The full English was delicious. I loved the char on the grilled tomatoes! Everything was done perfectly including the toast. Mum was offered an extra teabag for her teapot when I said she loves strong tea. We were in Leamington Spa for a late night party. This B&B was perfectly located for that. We left thinking about planning a return to explore the town and surrounding areas knowing full well where we have no hesitation in staying again. And we will be recommending highly to family, friends and colleagues. "

"A very spacious room and bathroom. Comfortable large bed. Nice tea selection. So close to everything. Our room was right beside the main road but double glazed windows ensured this was barely noticed despite heavy and constant traffic. We recommend you stay here, especially if you are coming via train as it is so handy to the station."
