The house has 4 bedrooms equipped with one king beds, two queen beds along and a bunk bed with trundle as well as sleeper sofa options. 3 of the bedrooms are equipped with Tvs.
The outdoor area is equipped with abundant seating for guests and a full outdoor kitchen.
The front yard features a basketball court with plenty of room to play.
On the property there is a stocked pond with outdoor seating area and a full child playground. (This amenity is a shared amenity on the land with another house that is rentable. If interested in securing both houses, please let us know so we can check the availability).
Capable of hosting events as large as 100 guests, please note that the sleeping capacity is 22 people, so not all event attendees can stay overnight. Event fees are detailed in the house rules. Enjoy a serene, luxurious setting designed for unforgettable gatherings.
NOTE: Free standing hot tub by the Pool house is currently on maintenance for repairs.
HEATING THE IN GROUND HOT TUB available for purchase in boarding pass:
- $25 per 3 hours of usage.
- We only allow 3 hours of usage per 24 hour period so that the pool can adequately circulate and clean itself.
- Heating is controlled via the internet; if the internet is down, the fee will be refunded.
- The app has a 3-hour timer and will shut off automatically. We will accommodate your start time as best as possible.
Guests will have access to the entire property except a few locked owner's closets. The pond is the only shared amenity. The guest quarters is now renovated and available to rent. This house adds an additional 4 bedrooms to the property. Please contact us to book the link to both houses together, expanding the capacity to over 20 guests.
This property is not located in a neighborhood. It is privately located on 3 acres of unrestricted land.

Cameras are installed outside for security purposes. Noise monitoring devices are installed outside as well.

Texas has bugs and they vary by the season. Notify us if you find any pest issues. We do not offer refunds for pests such as roaches, spiders, ants, flies, etc. We have routine pest control scheduled by professionals.

Before we dive into the fun stuff, we have a few important things to cover. So, fasten your seatbelts, and let's get started!
Rental Agreement and Verification
- Sign rental agreement within 48 hours of booking.
- This document will be included in your boarding pass instructions, which you'll receive automatically after reserving the property
- Verify details and ID through Know Your Guest
In Case of Emergency
- Call or text for emergencies
- Shut off water supply for plumbing emergencies
- Dial 911 for major emergencies
- Message us for non-emergency questions
Damage Waiver or Security Deposit
- Less than 19 guests
-- Option 1: $1000 Security Deposit fully refundable if the property remains undamaged. Please note that the refund might take up to 14 days, depending on your credit card company.
-- Option 2: $199 Damage Waiver (non-refundable) covers the cost of any accidental loss or damage to the property, its contents, or caused by you, your guests, or accompanying pets, up to $400.
Events: 19+ Guests
- **All events must be coordinated and approved.**
- Due to the property’s septic system, plans must be made based on party size.
- For ALL EVENTS over 30 people, at least one portable restroom must be secured at the guest’s expense (not included in the listing price) and the receipt showing proof of payment must be provided before checking in.
- Violations of policies (excessive trash, property damage, noise level violations, unapproved gatherings) will result in a $1,000 fine per reservation.
- An event security deposit PLUS an event fee is required for all events. Fees are as follows:
-- 19-30 Guests: $500 event fee plus $1,000 security deposit
-- 31-50 Guests: $1,500 event fee plus $1,500 security deposit
-- 51-70 Guests: $2,500 event fee plus $2,500 security deposit
-- 71-99 Guests: $4,000 event fee plus $4,000 security deposit

Check in & Check out
- Check-in at 4 pm, check-out at 10 am
- Early check-in and late check-out available for a fee (if approved). Options will be provided in your boarding pass
- Check Out instructions in your BOARDING PASS must be followed
- Written approval required for late check-out
- Failure to vacate without approval results in fees outlined below
No Smoking Inside (Any Kind of Smoke)
- This includes cigarettes, cigars, vaping, marijuana, or any other form of smoking.
- We utilize advanced tobacco and marijuana smoke detection equipment. Any notifications we receive regarding smoking inside will result in immediate termination of your reservation.
No Illegal Activities of Any Kind

Guest Count Limit (Including Overnight and Visitors)
- The maximum capacity for the property is the number approved on your reservation or EVENT
- Violation results in termination of occupancy and fees
Pool / Hot Tub
- Pool Equipment is off limits. Please call if you need anything adjusted. There is an electric hot tub available for the property which are separate from the pool, that is free to use.
- PLEASE NOTE: The Hot Tub and Pool heat on a propane gas system and additional fees apply for this amenity.
HEATING THE POOL:
- Allowed when outdoor temperature is 40-80°F; max pool temperature is 90°F.
- Heating time varies with outdoor temperature; no refunds if the desired temperature isn't reached.
- Before and after photos of the propane tank gauge required
- Security Deposit: $1500
- Minimum Fee: $200
- Each additional 1% tank usage: $20 deducted from security deposit
HEATING THE HOT TUB:

Noise Limits
- A good rule of thumb is, if you can hear noise while standing on the property line - it is too loud.
- Quiet time is from 10pm-9am.
- Events must end by 10pm per ordinance rules.
- Inside noise limit is more lenient, but must be kept below 90 dB and follow the same rule of thumb outlined above. Noise may not be emitting from inside the property that would be heard outside the home on the property line.
- We utilize advanced noise detection equipment. Any notifications we receive regarding noise from the monitor will result in an automated warning sent as a text to the phone number on your reservation. A third occurrence will result in a phone call from our 24/7 noise monitoring service and a fourth occurrence will result in immediate termination of your reservation.
Speed Limit & Parking Limit
- Speed limit of 10 MPH is strictly enforced on Jeanie Rd
- Absolutely no parking outside of the gates including on the street or grass area
- Do not block the driveway or in front of where the trash dumpster is located
- Improperly parked cars may be fined or towed
Disclosure of Cameras & Minut Noise Monitoring
- Cameras are located outside only. They cover front door, back door, sides of the home and driveways.
- Minut noise monitoring devices located inside & outside. These track the decibel level and do not record.
- For your privacy, there are no recording devices inside the home.
Pet Policy
MAIN HOUSE CLOSEST TO THE POOL:
- Pets are NOT allowed at this property.
- If pets are brought to the property and not approved, the fee is $200 per night per pet.
- RENTERS ASSUME ALL LIABILITY FOR PETS
GUEST HOUSE CLOSEST TO THE POND (Only applies if you rented both houses)
- Prior written approval required for pets
- Due to owner allergies, cats are not allowed
- Pet fee of $99 per pet per stay.
- If pets are brought to the property and not approved, the fee is $200 per night per pet.
- RENTERS ASSUME ALL LIABILITY FOR PETS
- Do not allow your pets on the furniture.
- Pick up pet waste in the yard prior to checking-out
