CANCELLATION POLICY Traveling to the Sierra Mountains at any time of year has inherent risks and uncertainties such as public health policies, unexpected or forecasted snow/weather, variable air quality, fires and other natural disasters, road conditions, traffic, personal health or events, eviction due to guest violation of the rules and policies for the property, and other circumstances beyond the property owner's control. As such, guests are hereby instructed to mitigate their financial responsibility risks by purchasing "cancel for any reason" trip insurance. Our cancellation policy is STRICT: maximum refund of 50% when cancellation is made no less than 60 days in advance. Depending on the platform, you may have to pay a 4 percent cancellation fee that the credit card processor does not refund for any cancellations.

The County Permit for this home limits guest occupancy to no more than 6 persons (of any age) at any time. We have no control over the law. Violations of this policy will result in an immediate, no notice, $500 per additional person per incident penalty fee, charged to the reservation credit card, AND (1) probable notice to vacate the property immediately and (2) full loss of remaining rental fees paid. Any violation will definitely lead to (1) immediate notice to vacate the property and (2) full loss of the deposit and (3) full loss of remaining rental fees paid.

Guests are required to be prepared for all mountain environment conditions, including but not limited to possible exposure to slippery, uneven, unpredictable ground conditions; falling pine cones and other nature events; bears, coyotes, bobcats, raccoons, squirrels, chipmunks, and other wildlife; dogs on or off leash; and every other mountain environment condition. Occupancy of this property is predicated upon every guest indemnifying and holding harmless, the property owner for any results of exposure to or contact with mountain environment conditions. Please sign easy contract that reiterates house rules.
