On booking, you are confirming you have read and agree with all information provided and the house rules.
The home spans approximately 90 square meters and features large windows throughout, creating a bright and airy atmosphere. Although there is a front yard, the property does not have a private outdoor space for activities like barbecues. However, the spacious porch shown in the photos provides a comfortable spot to relax outdoors.
The exterior of the house is awaiting a fresh coat of paint. While the exterior currently shows some wear, the interior has been fully renovated, offering excellent value. Just outside the back door, there are steps leading to an area where the concrete path has been removed. This section is undergoing improvements and will soon be replaced with new concrete.
GUESTS ACCESS - Guests have access to all parts of the house.
SELF CHECK-IN is available. The code to access the house is provided just prior to the check-in time. Arrival time is flexible.
PARKING - Parking is available on the property in the yard at the front of the house. Please avoid the witch's hats as there is a SydneyWater mains tap underneath. Any damage to the mains tap will be charged to the guest.
It is safe to park your car in the street. The house is on a corner, so you can park on either street. If you park on the street in front of the house it is advisable to push the side window in when parked there as the street can be narrow when cars are parked on either side.
INTERACTION WITH GUESTS - You will have the apartment to yourself, but I am available either via my mobile or email, if you need assistance or information.
The guest making the booking must stay at the property for the duration of the stay. All guest's names are required to be provided at time of booking. A photo ID of the guest booking is required to be provided against the actual image of the guest before access is provided. Apologies, due to security issues previously this is required and is standard practice.
The cancellation policy is "Strict". It is highly recommended to take out travel insurance to cover your booking in the case of any events or issues which prevents your ability to check in on any of the days booked or any reason you no longer require accommodation due to cancellation of events, disruptive weather, or any other reasons/situations that disrupts your travel plans.
Your request to cancel will be based on the cancellation policy chosen. You can cancel free of charge until the free cancellation period expires.
In the event that your travel plans change within the cancellation period, I am, however, happy to offer a refund for nights rebooked less the difference on rate for the rebooked nights less a 20% administration fee. I will do my very best to have the house rebooked so I can refund you as much as possible. In order to do this, the booking would need to be cancelled at your end so that the dates can be opened up for other guests to book for this to occur.
The base price includes the 1st 4 guests. Please respect that we work hard to make your stay pleasurable. Additional guests do cost the host in additional expenses for utility costs such as water, electricity for hot water, linen and laundry costs, general additional wear and tear on property regardless of whether an adult or child. Children under 2 are free.
Guests are responsible for putting council bins out if they are staying at the property when the bins are to be taken out for collection.
No pets allowed.
Locals MUST advise prior to booking that they are local to the area. If on booking the guest does not advise they are locals and does not request approval for the booking from the host prior to booking advising they are locals, they accept that the booking may be cancelled without penalty to the host. Locals includes anyone with an address within 30kms of the property.
Please note there currently isn't a fence around the property. If you are travelling with small children, or children who don't have good road sense, please take this into consideration before booking.
PROVISIONS AND CLEANING:
Cleaning during stays isn't provided. If you require cleaning services, it is suggested to search the internet for cleaners in the local area. Guests must ensure cleaners have appropriate insurance and agree that they will be fully responsible for any issues or costs including legal costs that may occur as a result of hiring staff that may result in an incident or injury at the property. Insurance documents are to be forwarded to me prior to the cleaning being carried out.
RED BIN
The general rubbish bin is collected only once a fortnight.
It is important that ALL items that are recyclable are placed in the yellow bins as the red bin will fill up very quickly if items are not recycled.
Due to excess rubbish left at the property, a charge to the guest based on council's tipping fee will apply for excess rubbish that the red bin cannot accommodate in the fortnight period.
YELLOW BIN
Please ensure to place recycling items loose in the recycling bin. DO NOT place items in a bin liner as these can't be recycled and council will not collect.
High-speed NBN service is included. Guests are expected to use the internet responsibly and acknowledge they will be held accountable for any costs, including legal expenses, arising from inappropriate use, such as illegal downloads or accessing prohibited websites.
Please ensure the property left clean and tidy as found as per the house rules. Additional cleaning will apply if the house rules have not been followed and will be charged to the guest based on the cleaner's market hourly rate. Information is provided on the fridge with instructions on the cleaning required before check-out.
Please ensure that after 10 pm on the weekend and 8 pm on a weeknight that noise is to be kept to minimum levels.
There currently isn't a crossover for vehicles to drive into the yard. I have provided some ramps so that you can drive over the gutter into the yard to park the car.
A complimentary starter pack is provided, including essentials such as toilet paper, coffee, and tea. Guests are kindly reminded to replenish these items as needed once the initial supply is depleted.
Terms and Conditions
The property is rented exclusively for temporary residential use by the booking guest and occupants also intended by the booking guest. This Agreement does not grant any rights of tenancy or residency beyond the agreed Rental Period. Guests must vacate as scheduled, and any attempt to stay beyond the agreed days and time will result in immediate action. Management reserves the right to remove guests who remain on the property beyond the agreed checkout time and date without prior approval.
OverStay Fees
Guests who fail to vacate by the agreed check-out time without prior approval will incur an overstay fee of [3x the daily rate] per day, which will be charged from the security deposit or credit card on file.
Overstaying beyond [24 or 48 hours] will result in legal action, additional charges for disruption to future bookings, and recovery of costs associated with the delay and to recover all related legal fees and costs.
