Spacious three bedroom, one bath cottage with a 3-story boathouse overlooking the lake.
Linens/towels/toiletries/plates/glasses/coffee cups/Keurig/coffee/grill propane included. The main cottage has a large kitchen with a full size refrigerator/freezer/stove/microwave/kitchen table, the 3 bedrooms (king, full, 2 twins) and bathroom (full tub and shower), and a walk-out patio with a grill, patio table and chairs.
There are air conditioners in the master bedroom and boathouse living room and propane heat for cool nights.
The cottage is attached to the boathouse via hallway where the deck or living room surrounded by windows offer the perfect setting to take in the lake and amazing sunsets.
There is a recreation room in the lower level of the boathouse providing extra space to spread out, play games, watch movies or just relax.
Down the stairs from the main cottage is a private swimming/sunning beach with access to the boathouse that is full of amenities to include: two kayaks, pool floats, sun chairs, beach umbrellas, and life jackets.
It's a great, private place to take a swim or launch on a kayak fishing/site seeing cruise along the beautiful shoreline. There is no dock (predominantly west winds) but the front yard offers plenty of space to park a boat and trailer. There are two public boat launches nearby (West Swanton Boat Access .2 miles and Tabor Point Boat Ramp 4.2 miles).
In addition, we are just steps from Hog Island Market where fishing equipment, bait, fishing license, ice, beer, wine, and groceries are all available. Campbell's Bay Campground (6mi) is also close by for Pontoon, Motor Boat, or Canoe rentals. West Swanton Orchard (.9mi) is a great stop for apples, soft ice cream and souvenirs. Green Mountain Stables is directly across the road where visitors can watch the horses training or take riding lessons, and Missisquoi National Wildlife Refuge Visitor Center is also just one mile away.
It's a truly unique cottage centrally located within the best Pike, Bass and Walleye fishing grounds on the lake!
For those who want a bit more adventure, the Canadian boarder is just 4 miles north. There is a nice small, waterfront town with several great restaurants called Venice en Quebec just across the border. Montreal is also only one hour north so bring your passports!
