Avoid the crowds and congestion of downtown Lake Tahoe while being within 10-15 minutes of most local attractions. Reduce your commute time from Bay Area or Sacramento and cut off some of the heavy Friday/Sunday commute traffic in and out of downtown.

A few important words about guest and stay expectations As you may be aware, South Lake Tahoe along with many other destination resorts have been challenged by the recent increase in the number of vacation home short-term rental units and their potential effects on residential neighborhoods. This has led to widespread discussion among the public and County Board of Supervisors on how this should be regulated. New regulations have been put in place for both owners and renters as a result and penalties and fines for non-compliance are stiff. Owner requirements include permits, inspections, record keeping and reporting as well as others. Guest requirements are also detailed and I will try and summarize some of the key ones below.
Most guest related issues have centered on 3 or 4 areas:
* parties, music and noise
* exceeding occupancy limits
* parking complaints, trash issues
* fire safety
A few words about each, as required by all owners with valid permits for vacation home rentals in El Dorado County.
Noise:
Noise has been the #1 cause of complaint for short-term vacation rental properties. We understand that our guests visit to unwind and relax, but we ask guests to always respect the neighbors and neighborhood and be aware that local residents, many of whom are retired, live there full time and should not be unreasonably disturbed. Violations are subject to fines and/or removal from property.
Quiet hours are defined as 10pm to 8am and during this period it is not permitted to:
* exceed noise level limits
* utilize hot tub
* have more people in house than allowed by permit (for any reason)
Occupancy limits
As mentioned above the new formula for occupancy is 2 people per bedroom + 2, or 10 people excluding children under 5. During the day you are allowed to have visitors and exceed the occupancy limit provided the group is not causing any disturbance or creating parking issues. During quiet hours the occupancy limit can not be exceeded at any time for any reason.
Parking
Our property has approved parking for up to 6 cars, weather permitting. The garage holds 2 and the driveway can hold up to 4. Snow parking restrictions are in place whenever snow removal may be required or between Nov 1st and April 30th. Renters and guests must not block access and must comply with all neighborhood parking rules.
Trash management
Wildlife preservation is important and wildlife contact with humans is largely a function of food availability. We warn all guests about the risk associated with leaving food in cars, as well we are required to notify guests regarding the proper use of the bear resistant (bear box) garbage container near the end of the driveway. This container holds 3 large garbage cans and garbage/refuse can be stored there safely. To use the bear box simply operate the lever on the front door to open, ensure all garbage is contained inside one of the cans in the box, and close the box securely by pushing on the front door until the latch is engaged. It is a violation of code to put leave garbage outside the house unless it's in the bear box. If the bear box fills up please leave bagged garbage in the garage area and our cleaning team will dispose of it properly.
Fire safety
We have converted the fire pit in the back yard to a fire table area (propane based) for guest comfort and safety reasons. Open fires, even in fire pits, are prohibited without a valid campfire permit issued by CALFIRE and may also be prohibited by state or local fire bans. Fireworks are also banned at all times inside the Tahoe basin area.
Violations
Renters must understand that they are legally responsible for ensuring compliance of the entire guest group with all requirements. Examples of violations are noted as above and include quiet hours violations, occupancy violations, hot tub use after 10pm and other nuisances to the neighborhood.
Penalties for violations can go to either renter or owner and owner fines assessed due to guest behavior will be deducted from the security deposit. As well for serious infractions immediate eviction may occur.
* 1st violation $500 (or as determined by code enforcement)
* 2nd violation $750
* 3rd violation $1000
It's our goal to be a great vacation rental location....great for our guests and also great for our neighbors. We have a great relationship presently with our neighbors and they often go out of their way to help our guests. Our goal is to keep it that way and your help is much appreciated.

COVID Update
The COVID situation can change rapidly. We encourage potential guests to educate themselves about risk factors associated with travel and lodging, especially when planning trips that may involve people from multiple households. Because of this we strongly recommend that guests consider purchasing trip/travel insurance which allows guests to 'cancel for any reason'. Be sure that the particular policy you choose covers COVID-19 related issues. We also encourage all of our guests to observe recommended health protocols and be aware of changing conditions. We employ a very capable cleaning team that service numerous homes in the Tahoe basin area and they are up to speed and ensure compliance with CDC recommended and EDC approved cleaning methodologies.
Note: NoiseAware monitoring is being tested on site. NoiseAware is a company that's teamed up with short term rental pr advertising sites to offer rental property owners the ability to receive alerts if noise levels exceed set thresholds. The idea is that if the homeowner/property manager can receive a real-time warning then they can contact the guests and hopefully manage the situation before neighbors complain and expensive tickets get written. NoiseAware only monitors sound levels...it doesn't record conversations or activities. If you have concerns about NoiseAware or would like to learn more, please contact me.
Note: When you come up to Tahoe be aware that there is wildlife in the basin, including black bears, coyotes and the occasional mountain lion. They are part of the flavor of Tahoe and while we love to see them it makes sense to take precautions. We suggest reading about Tahoe wildlife and making sure you take basic steps such as not leaving food or scented items in your car if parked outside. Bears in particular have a keen sense of smell and have been known to damage vehicles in search of food.
