It was great, we enjoyed everything about the property.
Very comfortable and beautiful rooms, the host Jen was marvelous and very helpful. Fresh homemade continental breakfast each morning with fruit direct from their farm. Would definitely recommend this Inn to anyone visiting the area.
1865 Home made into a B&B. Very clean, and comfortable. Beautiful countryside setting, part of a large farm. People that own and operate very nice and pleasant; make you feel at home.

This is an Inn not a Bed & Breakfast. Fruit and muffins, coffee and tea. Few dining options in this area.
It is a beautiful setting for relaxing.
Extraordinary orchard property and comfortable stay. Easy access to local attractions. Lovely restoration of the historic building. Be sure to ask for a room in the old house and not the new addition. If you go on a Mon.-Weds. the restaurant and farm market will be closed. The gracious service might be enhanced with a few more homey touches such as real milk with the coffee service and better TV channel selection and reserved parking spots.
Overall we had a wonderful stay. It was clean and the staff (the owner's mother) were nice. However, I did feel there was a bait and switch when it came to what was advertised versus what we got, as far as the room.
We purchased this location due to the uniqueness of the property. When we arrived we were placed in the updated wing, over the owner's mother's apartment. This was never communicated to us ahead of time. Nor was this advertised on the property website or the Expedia website. The room was nice, however we chose to stay at this property thinking we were staying in "The Inn". At the end of the day we were put in a nice updated room in the back. To get to the Inn and the breakfast, we would either have to walk around or walk through the laundry and kitchen. Also, our room was next to the maintenance man's room. We were told we wouldn't see or hear him. We heard him come home at 3am.
Again, our stay was nice. I just feel there should have been more information/communication if we were going to be placed somewhere that was not what advertised in the pictures and description.
Oh, and for you Expedia folks -- check in is only between 3-6pm. Luckily we called ahead since our flight wasn't going to get us in until 8-8:30.
This B&B is located on an apple orchard and is just fabulous! The house has been restored beautifully and our bedroom was beautiful and our bed felt like clouds. Coffee on the gazebo was delightful in the morning and breakfast very tasty. Jan was a wonderful hostess!
Wonderful comfortable accommodations— simply beautiful Victorian mansion upgraded and renewed complete with sparkling chandeliers! Our host’s mother Jan was a delight to talk to.
Breakfast however was a bit scant and definitely needs an upgrade.
Would have liked yogurt with the delicious fruit offered and an egg dish “plus “would have been nice and a place setting at the table— perhaps post Covid beginnings?
In order to make this part of the “select registry” food service needs work!!

I can't wait to go back to Burnap's Bed & Breakfast. We travel a lot for both business and pleasure and stay at B & B's when available/appropriate for our business. The whole team at Burnap's exceeded our expectations - Carlos made delicious cooked to order breakfasts, the owners treated us like old family friends, the setting was quiet, comfortable and charming; our guestroom was spacious & well appointed - even the towels were perfect! The daily glass of wine was a plus. And, the Burnap family has a farm market just around the corner serving amazing meals. You can't go wrong staying at this property.
Burnaps B&B is absolutely lovely! Jan was very accommodating and a pleasure to deal with. The house is immaculate and beautifully restored. Good WIFI. I had the place to myself, so it was quiet as can be. Comfy bed and nice sheets. There's a terrific cafe (same owner) a mile away with delicious, healthy food options for lunch and dinner. The home baked bread and pies are great! Really, the only downside is that there are very few other options for places to eat nearby. Go for the quiet and pretty countryside.
Come for the breakfast stay for the bed. The Burnaps are just wonderful. True masters of hospitality, they hosted nearly my entire immediate family while we were visiting the nearby Ontario for a larger family event with warmth, and, for lack of a better way to put it, exactly the right amount of attention. My son misses Jan.
The old farmhouse building is kept with tremendous care, a love letter to bygone splendor. Morning in the garden between the house and orchard is absolutely magic. Take your coffee on the gazebo, bathed in sun gently filtered through the fluffy hydrangeas—but bring your own dairy.
And let’s not forget the food—rustic classics with flare—it has me daydreaming about a return visit. Soon we hope.
Also make time for the family’s farmstand up the road. My son loved it!
