Fabulous position, 2 storey Town house at the famous Smiths Beach.  Make the most of your time away!
If you're looking for a Holiday House in a great spot, this is it!  
Situated a stones throw from the famous Smiths Beach. This 2 storey townhouse is fully equipped for holiday letting.
Bring the kids, your Surf Boards, a picnic basket and enjoy! No wifi.
Consisting of 3 bedrooms, 2 bathrooms and a downstairs TV room with fold out sofa bed.
Sleeps up to 7 people easily. 
Upstairs has 2 bedrooms, 2 decks, a fully equipped kitchen with dishwasher, ceramic hot plates, electric oven, 1 full bathroom (with bath, shower and toilet),  plus a balcony with BBQ and outdoor setting.
Downstairs has 1 bedroom with tri-bunk, a small TV room with fold out sofa, bathroom with shower and basin, a separate toilet and laundry with front loading washing machine.
Garage can fit 2 cars and plenty of surf boards! PETS ALLOWED ON OWNERS APPROVAL, DOG BOND PAYABLE : $200
Walk 2 minutes and you're on the sand or 1 minute to get your coffee and paper at the General Store.

LINEN NOT SUPPLIED

Doonas with covers and pillows are supplied, however, YOU are required to bring your own LINEN, (top/bottom sheets, towels, bathmats and pillowcases) or you can hire these for an extra $25 per person. Please advise us if you wish to hire linen prior to arrival. Beds made up is an extra $15 per bed and must be advised a minimum of 7 days in advance of arrival.

GUEST TERMS AND CONDITIONS/HOUSE RULES/STRICTLY NO SCHOOLIES NO PARTIES!

GUESTS upon booking MUST advise ages of all guests. STRICTLY no Schoolies, Bucks Parties, Hens Parties. It is a requirement of our owners to obtain ages and number of guests staying at this property. All guests must be 25 years of age or older unless accompanied by an adult, guardian or parent. If the accompanying guardian is not present, we can evict without refund. The host reserves the right at any time to cancel or not proceed with a booking that does not meet these requirements.

This property does not have any policies, procedures or resources in place to accommodate the unique needs of school graduates during the annual 'Schoolies Week' period. It does not have adequate resources to engage qualified security personnel to guarantee the safety, comfort and convenience of school graduate guests during this period.
If at any time we find you are accommodating more people than you have booked for, you will be evicted immediately and extra charges may apply. All bookings are subject to owner confirmation and approval.

You will be required to sign The Guest Registration Form and provide us with a copy of your Drivers Licence & Credit Card prior to your arrival OR on check in.

NON SMOKING POLICY: applies to all of our holiday rental properties both inside and outside the property - extra cleaning charges may apply for any butts found on the property.

Bookings - are accepted by First National in good faith as agents for the property owners. Bonds: Some properties charge a guest bond.

CANCELLATION POLICY
Upon booking a 50% deposit is payable immediately.
The total balance is payable 30 days prior to arrival.
Cancellation requests before the 30 days of arrival - 50% deposit will be refunded
Cancellations less than 30 days prior to arrival – No money will be refunded

KEY COLLECTION - All keys must be picked up and must be returned to our office in Cowes. You will be required to sign The Guest Registration Form and provide our office with a copy of your Drivers License & Credit Card prior to your arrival OR on check in.
AFTER HOURS KEY COLLECTION MUST BE ARRANGED WITH US THE DAY BEFORE ARRIVAL.

Old and tired - disappointing
Rating Details: The property manager was adequately helpful. The vacation rental was somewhat dirty. I was more than happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The property was in need of upgrade and good clean. Windows did not close, mould on internal window sills. No heating down stairs. chairs in kitchen covered in stains. BBQ rusted out and dirty. Floor had been given a quick sweep but was still dusty around all the furniture and positively grotty at the back of furniture (found a scrunchie behind the bedside table along with lots of dirt). Roller door to garage cluncky and remote did not work. Garage ceiling has large mould spots and shows signs of water damage from upstairs bathroom / toilet. We have stayed in these units and even the house that existed on the block prior to them being built for many years. This is the worst experience we have had. Great location but the owners need to put some money into the unit if they wish to continue renting it out. I would be embarrassed to rent this out in its current condition at any price. (it was not cheap). We experienced and arctic blast whilst staying and could not fully close the bathroom window or some of the others due to corrosion. No room in the kitchen cupboards to put our groceries as they were all full with the owners food.

Disappointing…
Our family of 6 spent 3 nights here and were not at all impressed with the state of the property. The previous occupants left dog poo throughout the backyard and a large bag full of dog poo sitting at the back door that we had to dispose of. This was nothing however compared to the interior. This house is full of mould. There is a large patch of it on the garage ceiling (along with what appears to be significant water damage) it is also growing on the front door, over all of the window frames and blinds and some of the door frames. The smell was so overwhelming and unpleasant, and we were so concerned about the health risks of staying in such a mouldy environment that we kept all of the windows open for the entire duration of our stay (which was not at all practical or convenient given the very cold outside temperatures) I emailed the agents on our second day there to let them know and sent photos of all the mould but disappointingly, 3 days later, I am still yet to receive a reply. On top of this, the dishes were not washed properly, the bunk beds are not stable and the upstairs television frequently loses reception. It’s also worth noting that you cannot get 4G reception inside the house. The only redeeming feature of this house is its location. It is an easy 2 minute walk to Smiths Beach, which would be ideal during summer when getting a car park is a nightmare. The location alone however does not justify the $300+ per night that we paid for our stay. We feel it was overpriced for the poor condition of the house and would not return.

Overall, I do not recommend this vacation rental. Reviewer Comments: House is in the perfect location. Lovely quiet street. Kitchen and bbq were spotless and really well stocked with plates cutlery bowls etc. downsides were state of deep cleanliness - thick dust on all surfaces,, filthy flyscreens thousands of cobwebs and spiders throughout, and sliding doors almost impossible to open and close due to build up of grit and sand.Finally: what kind of holiday rental has no wifi??? Particularly when the whole street is in a 3/4/5G blackhole for both optus and telstra. A weekend i can deal with... 9 days without internet for 2 adults and two teens is near impossible. When i emailed agent to find out if there was any wofi i never got a response. Pretty average.

Clean, well equipped kitchen, plenty of utensils etc. Living room and decks are nice with good natural light. Garage is large with plenty of height if you have boards or kayak on the roof. Just needs an outdoor shower and new wheels on the sliding doors.

If you want a place that only has hot water in the morning and has a filthy dirty bbq with no gas and a bit of black mould thrown in.This place is for you.O did I forget to mention it says sleeps 7 adults but 3 out of the 5 of us had to sleep in children's bunkbeds. Still waiting for replies of my last 2 emails from the booking agent first Nstional

Reviewer Comments: Given the extra competition for holiday houses this summer, we were grateful for this stay. Apart from that, we were very disappointed with this house. It had broken furniture, windows difficult to open, muddy footprints inside the house upon arrival, food scraps still in the dishwasher and sand still in the bath. The house has potential to be great but just hadn’t been maintained well. Given its condition it was well over priced.

Great Stay

Beautiful and relaxing
One of the best holidays my family and I have had. The house suited everyone’s needs including our two children. It’s a two minute walk to the beach with a lovely cafe around the corner. It was near perfection and we can’t wait for the new year to do it again!
