The Price includes:

- EuropAssistance insurance to cover penalties in the event of cancellation of the stay = In addition to objectively documentable and unpredictable health or work reasons at the time of booking, you can cancel and be reimbursed in case of reasons related to: Covid-19 infections, epidemics and pandemics that directly affect you, your travel companion or family member; terrorist attack that hit the place of stay.
- Stay cancellation cover due to lockdown = It protects you and your travel companions in the event that you are forced to cancel your stay in the 30 days prior to the scheduled check-in date, due to the occurrence of Covid-19 epidemic containment measures officially imposed by the Governments/competent authorities.

Thanks to the extensive grounds and the large interior, with comfortable living areas, traditional-style bedrooms and modern bathrooms, this rustic residence will be the ideal destination for large groups of people looking for a tranquil, discreet place but at the same time convenient for going off to explore the surrounding area. Part of a large farm estate, Fattoria L'Olmo Rosso offers a picturesque view over the extensive vineyards that preside the property, with 50 hectares of green, walkable woodland at the far end. We are just outside the town of Sinalunga, with its bars, restaurants and supermarkets, and in the heart of the Chiana Valley, an area that contains all the best that Tuscany can offer, embodied in good food and good wine, in the alluring green, hilly countryside full of enchanting art masterpieces scattered throughout the territory. Easy to reach, thanks to the proximity of the Autostrada del Sole and the main highways, the house is the perfect departure point for visiting all major centres of interest nearby including, just to name a few, the beautiful villages of Chianti and the Crete Senesi, Montepulciano, Pienza, Montalcino and Cortona, the renowned spa towns of Rapolano and Chianciano Terme and the beautiful art cities of Siena and Arezzo.

Interior:
The house consists of a single structure divided into two apartments, not connected internally. APARTMENT 1. On two floors, the entrance on the ground floor leads into the living area, consisting of kitchen and living room with dining table, sofa and (ornamental fireplace) fireplace. On this floor is a first double bedroom and a bathroom with shower. A terracotta staircase leads up to the first floor with a double bedroom with ensuite bathroom with shower and a twin bedroom (with joinable beds) and bathroom with shower. APARTMENT 2. On one floor, it is reached up an external flight of stairs next to the entrance of the first apartment. A panoramic veranda with two armchairs leads into the living room with sofas and satellite TV (and ornamental fireplace), connected to a reading room around which are arranged the bedrooms: a twin bedroom with ensuite bathroom with tub, a double bedroom with ensuite bathroom with shower and, finally, a twin bedroom (with joinable beds) and a double bedroom, served by a bathroom with shower. The apartment is completed by a convenient kitchenette. Finally, on the ground floor is the laundry room with external access.

Park:
The park that surrounds the villa is part of a vast farm estate with large areas of lawn, bounded on the sides by the vineyards of the property and, at the far end, by woodland vegetation that stretches for about 50 hectares and is largely practicable for hiking or jogging. A private driveway lined with cypress and pine trees leads to a parking area next to the entrances to the farmhouse. In the garden are olive trees, cypresses, firs and potted plants around the house. Outside the kitchen is an outdoor dining area, equipped with comfortable seating and a large table and shaded by a gazebo. A panoramic veranda on the first floor with two wicker armchairs is the perfect place for a quiet afternoon rest.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The rectangular pool, reached across the garden from the house which is 50 m away, is set in an area of the park behind the house and overlooks the green hilly landscape and the town of Sinalunga. It measures 4 x 14 m with a constant depth of 1,50 m; accessed by Roman steps, it is lined in PVC with a stone border, has internal lighting and chlorine purification. It is surrounded by a large area of lawn with a stone building with table and chairs, sunbeds and a convenient cold-water shower. The pool is available to guests from the last Saturday in April until the first Saturday in October.
