Pretty sitting room with coal effect gas fire and dining room, door leading to conservatory. Conservatory fully furnished overlooking private garden and patio area. Fully fitted kitchen. Hall and stairs leading to first floor double (king size bed) and twin bedrooms with fitted wardrobes. Modern bathroom with shower over bath and WC. Cottage access by residence only lane. Parking for one car. Start of cycle walk way into Sidmouth town and the beech beside the river Sid. Easy access out of lane on to main road with regular buses into the town or if you fancy a half hour journey to Seaton or Exeter all on special rates at the moment for £2 which is a lot cheaper than the parking. Local shop 2 min walk and two pubs.

A lovely cosy property in a great location.
A nice walk along the river Sid brings you out on the coast in Sidmouth.
2 minutes walk to a great chip shop and five mins walk to to two great pubs.
Really enjoyed the stay and our hosts were lovely and helpful.
Ideal home from home accommodation & location. Comfortable & convenient for coast & inland. Owners could not be more helpful & friendly. One to return to.
If you want typically English and lovingly decorated, this is the place to stay! We felt at home straight away in this lovely cottage which gives away its owners love for detail instantly.
Rob and Sandy made us feel very welcome and they always had time for a little chat and had lots of great ideas for activities with children.
We would love to come back soon!
Really enjoyed our stay. Cottage is exactly as it is described in the description and was a perfect base for our holiday in Devon. We have two young children and there is loads to do within a short drive. Sandy was the perfect host and I would definitely recommend.
We really enjoyed our stay, the cottage is comfortable and ideal for a small family, a pub and restaurant is within easy walking distance as is a fish and chip shop and a shop. There is a Waitrose about a 5 min drive away. There is a lovely enclosed garden and conservatory leading through to the comfy living area. kitchen is well equipped and bedrooms have good storage. The car port is an added bonus, and Sandy let us hook up our electric car, which was extremely convenient. She also went out of her way to research other points in the area-there are 2 at the donkey sanctuary. With easy access to Devon and Dorset we had a perfect stay, thank you Sandy, I hope we will be back!
A lovely week in Devon. We had a very easy trouble free stay in a property that was just what we needed. Good location, close to all amenities and everything close by.

Great location
A great location. Close to the coast with lots of beautiful coastline and beaches. The property itself is very dated. The furniture is old and bulky. It was musty. It has a very nice garden. The hosts lived across the road and they were friendly. With a bit of tlc and modernisation it would be fantastic.
We had a lovely family break. Great that the property is so close to the local park for the children. Sandy was lovely and as she is only over the road was easy to find if we needed anything. But also left us to get on with our holiday!

A comfy little gem.
This is a comfortable, well looked after house, close to local amenities - Friendly Pub, handy shops, good fish & chip shop and church. It has a lovely bright conservatory at the back which overlooks a neat and pleasant garden. The lounge and bedrooms are comfortable and nicely decorated. The owners are very pleasant, and although on hand (in farmhouse opposite property) if needed, they left us alone to enjoy our holiday. All in all it is a holiday home I would like to return to and would recommend to my friends.
