"We are in love with the house, grounds and the vintage decor. Easy to travel to other cities and towns."

"We were 7 adults all over 50 years old. There were ample bedrooms and baths. We used the villa primarily as a base to get out and see Umbria, e.g., Todi, Spoleto, Spello, Assisi, Montefalco, Orvieto. The villa is much too nice just to be used as a base, it has great views on a large, beautiful property with many sitting and lying possibilities. Gian is the best host possible, always ready to assist, advise, recommend, AND available. A great place and a wonderful host."

"Fantastic location with stunning views. Property located in spacious gardens with good sized swimming pool which was well maintained. Bathrooms were disappointing with showers that were barely big enough to get into. Kitchen very small and not very clean with inefficient fridge/freezer that had seen better days. "The property is wonderful with plenty of bathrooms and bedrooms, even 2 seperate kitchens and plenty of family room space. "Great hotel in former palazza. Lovely staff. Recommend. One beware: if coming by train, Google maps will tell you the train is 230 m from the funicular. This is wrong. The 230 m refers to the escalator to a parking area. The hotel is 1.3 kilometres from the top of the funicular which leaves from opposite the railway station. From the funicular, walk up Cavour which is about 10-15 degrees on the left and is the main street. There is then one left turn about 150 m from the hotel. Use your phone. I believe you can also catch a mini bus or a very overpriced taxi from the station but we didn’t sight either."

Charming & beautiful hotel & spa

"Amazing location, well maintained, staff is amazing. Rich &yummy breakfast and amazing warm pool. Spa was unique and one of the best I’ve been to. Traveled with a baby and the did above and beyond to accommodate us ❤️ Restaurant was ok (pagoda), a bit pricey and we had better meals outside the hotel. "

"This was our first time to Orvieto. This property is at the top of a small mountain facing the village. Wonderful view, especially in the morning with the sun at low angle. The room was clean and comfortable. Free breakfast had many options, and they will cook for you if you wish. We had a car, there was plenty of parking. The owners were at the property while we were there and provided us with lots of information and conversation. Very nice place, but best it is about a 2 mile drive into the village. If your not driving to Orvieto, you may want to consider staying in town. "

"Rita was AMAZING and what an experience- the kind nuns served breakfast and welcomed all our questions- you are staying in a true convent with a chapel-it’s not old, but it’s certainly the real deal, and to step just out the door to the main square was just fabulous!! 🙏"
