Silvertip Trailhead 2 is a new 3 bedroom 2.5 bath home that is comfortably furnished with all new furnishings and linens and a well equipped kitchen to meet all your needs.
Silvertip Trailhead 2 is located in a new neighborhood, Alpine Trails, on the north side of Seeley Lake MT in the Seeley-Swan Valley.
The 3 bedroom 2.5 bath single story home accommodates 8 guests comfortably. The master bedroom has a King bed and it's own private bath with both a shower and a free standing tub. The other two bedrooms each have 2 Twin XL beds that can be converted to a regular size King bed on request. The living room is furnished with a King sized sofa bed by American Leather Co. that is considered the most comfortable sofa bed available on the market.
The kitchen is fully equipped to meet all your cooking needs. The open room concept allows socialization between the kitchen, dining and living room. A full laundry room is available with a half bath and mudroom area.
There is a large 2 car garage and ample parking out front. The home sits on a wooded half acre and is adjacent to Silvertip Trailhead 1. A patio on the back of the home allows you to grill and enjoy the fire pit and the outdoors.
A private Nordic/Mountain Bike trail, designed by Olympic Biathlete, John Morton, of Morton Trails begins at the property and runs through the neighborhood.
The trail connects directly to over 400 miles of groomed snowmobile trails! Rental sleds are available and delivered right to the door....for those bringing their own sleds, there's no need to trailer to the trailhead! A few minutes drive away, you'll find over 100 miles of additional groomed nordic trails at the Seeley Lake Nordic Complex. Additional winter activities include snowshoeing, ice skating & ice fishing.
For warm weather adventures, Seeley Lake is connected to hundreds of miles ATV, hiking & mountain bike trails. The Lolo National Forest & the Bob Marshall Wilderness are all in "your backyard".
Five large lakes and several smaller lakes are all located within a very short drive. Beautiful Morrell Falls is very close the home. The famous Blackfoot River is a mere 20 minute drive where you'll enjoy blue-ribbon fishing and floating. You can book a guide or float for fun.
Enjoy the warm days boating, paddle boarding, kayaking and fishing. Miles of beautiful shoreline surround the crystal lakes.

Rental Agreement
Guest Contract / Rental Agreement
In consideration of the monies received and the mutual promises contained herein, the Property Manager of the subject property hereby agrees to give a license to use the Property to the undersigned, (herein referred to as Guest), on the property and dates described on the reservation form and in the confirmation e-mail, under the conditions stated herein.
Advance Payment: Guest agrees to pay the Property Manager an Advance Payment, 50% of total rental, in the amount specified on the reservation form and in a confirmation e-mail. Advance payment of 50% of the total rental amount is used to secure the property for reservations and is due at the time the reservation is made.
Final Payment: Guest agrees to pay the Property Manager the final payment 7 days prior to their arrival dates in the amount specified on the reservation form and in a confirmation e-mail. This amount will automatically be charged to the card on file for the reservation.
Cancellation Policy: All cancellations must be made within 14 days of the reservation date in order to receive a full refund. A 50% cancellation fee will be applied to all reservations for cancellations received less than 14 days of arrival or after arrival date, all payments will be retained.
Background Check: A background check may be conducted prior to the guest’s arrival date by the Property or Executive Furnished Property Rentals. If determined that a guest may not keep the reservation due to a failed background check, the Property Manager has the right to cancel the reservation and a full refund of the amount already paid by the guest will be issued.
We highly recommend that all guests purchase travel insurance to protect Guests from anything that is out of the Guests control.
Check in: Check in begins at 3:00 PM MT on the Arrival Date specified on reservation form and in confirmation e-mail.
Checkout time: Checkout is NO LATER than 10:00 AM MT on the Departure Date specified on the reservation form and in the confirmation e-mail.
Parties and Events: Parties and/or Events of any kind and size are prohibited at the reserved Property. Guests who violate this policy are subject to suspension or removal without a refund. Any party and /or event that violates the property rules or happens without the knowledge or consent of the host is prohibited. Guests who throw unauthorized parties and/or events are subject to suspension or removal without a refund. In addition, if the guests cause a disruption in the surrounding community, the Property Manager has full authority to remove a guest without a refund.
Pets: Pets are not allowed. If a pet did occupy the property, a $400 pet cleaning will be charged to the guest.
Smoking and Vaping Prohibited: All properties are NON-Smoking and or Vaping properties and any form of smoking are prohibited inside the properties. There will be an additional charge of $250 for any violation of this policy.
Property Inspections: All problems, including inadequate cleaning and damage must be reported to the Property Manager within 24 hours of check-in for the prior guest to be held responsible. Property Manager reserves the right to enter premises at any time for the purpose of effecting necessary inspections, repairs, or maintenance.
Notification: It is the Guest's sole responsibility to inspect the Property upon arrival. Properties are not equipped for the handicap. Guests assume the entire risk of injuries arising from the use of the Property. The building that houses the property has handicap accessible elevators and onboarding ramps. However, the units themselves are not handicap equipped.
Occupancy: The maximum number of occupants allowed in the Property is specified in the reservation. No camping or occupied RVs allowed. Overcrowding or misrepresentation is grounds for immediate revocation of the license to the Property and removal of Guest without refund. The Guest is the person who will occupy the Property. Parents may not book Properties for their children. The Guest must be present at the Property for the time of the reservation and take full responsibility for the Property. Small children are the responsibility of the Guest. Children should not roam free on balconies, climb on furniture, hang out of windows, or engage in other unsupervised activities. Use is at your own risk. Guests take full responsibility for all lost or broken items and any damages to the Property of any kind. Guests are liable for all financial reimbursements for any excessive damages, and/or stolen items within the property. The Guest understands that the credit card that is on file may be subject to auto-drafted payments in the event that there are damages or stolen items to cover.
Personal Items: Property Manage is NOT responsible for the theft of any guest’s personal items during the stay or left in the apartment after guest checkout.
Restrictions on Property Use: Guests are prohibited from engaging in any unlawful activity or any other activity that constitutes a nuisance. Violation of this provision will result in immediate eviction without refund, and the Guest will be held liable for any damages to the Property, contents, and grounds. All Guests must comply with the HOA and any Rules and Regulations required by the HOA.
Subletting and Assignment: Guests may not sublet, sublicense, or otherwise grant any rights to the Property.
Property Use: The Property may not be used for any activity in violation of local, state or federal laws, or Montana rules and regulations.
Attorney's Fees: If Property Manager consults legal counsel or a professional collection service for collecting any amounts due to Property Manager under this Agreement, Guest shall be responsible for all costs of litigation and/or collection in case of such, including actual attorney's fees.
Limitations on Rental: The Property Manager will not be liable for circumstances beyond their control. including unfavorable weather. There will be no relocation, rental pro-ration or refund in the event of such circumstances. In the event Manager is unable to deliver the Property to Guest because of property sale, property Manager decision, fire, mandatory evacuation, eminent domain or Acts of Nature, or if the property is unavailable because of construction delays or lack of utilities, Guest agrees that Manager's sole liability, as a result of any of these conditions, will be a full refund of all payments tendered by Guest. Guest expressly acknowledges that in no event will the Manager be held liable for any other condition out of the control of the Manager, or for any incidental or consequential damages, including but not limited to, expenses that result from moving or for any other losses.
Tenancy: The Guest acknowledges that this is NOT a tenancy for the Property. The Property is not rented for more than the days reserved by the guest, unless extended by guest and approved by the Property Manager, and is taxed and treated as a transient occupancy, akin to hotel accommodations. Property laws do not apply to the license granted herein, and the Guest may be removed as a trespasser immediately upon termination of this license. The Property is rented on regular short-term periods and for a significantly higher rate than a non-vacation
