DETAILS 910895 – PLEASE READ CAREFULLY
FROM 12/15-5/15 WINTER RENTAL RATE ONLY IF STAY ALL 5 MONTHS
Thank you for renting VRBO Unit 910895 located at 282 Portsmouth Ave, Seabrook, NH 03874. Please read all of the detail below as it should answer any/all questions you may have about your stay this week.
CHECK-IN: 2:30pm. The front door to your unit has a keypad (rather than a key). We program the last four digits of the phone number you provided on the VRBO website. If the number you provided is not your cell phone, please provide us with that number so we can get in touch with you if needed during your stay. The instructions on how to operate the lock are detailed below.
If the lock does not open or you push the wrong button: Push the lock button in the center of the keypad (to reset the lock) then re-enter the code again. You may need to pull the door towards you or push away to unlock if it sounds like it is sticking when trying to open. Always double check that the door is locked before leaving.
SLIDERS: have a special lock that allows them to be locked open enough to let air in – just push the top down to lock and press the button on the front to release (use the screen door or bugs will get in)
PARKING: Please be careful about parking (note it is on the back side of the house, on Eisenhower St) – there are posts in the driveway supporting the deck (please do not hit them) – there is room there for two cars comfortably (even a third/forth if you back them in far enough).
CHECK-OUT: Before 10:30 a.m. Tenants are expected to clean before leaving. If it is clearly not done, we may deduct a cleaning fee from your security deposit. We have cleaners come to do the deep cleaning but expect tenants to sweep/vacuum, wipe down counters, put dishes away etc. Units not left clean may have a bearing on future reservations. Items left behind shall be considered abandoned and will be discarded.
TRASH/RECYCLE: I leave one barrel in the driveway (near stairs to side of house/one of the tenants liked it – if you don’t, we can put on the other side of the garage). There are also barrels on the Portsmouth Ave side of the house. Please DO NOT use any barrels near my garage (they are spares/older ones in case main ones fill up). Please do not put anything in the trash cans that may leak or is not in a trash bag. The brown trash can (next to the fridge) can be used for recycling. You can also use the recycle bins on the other side of the house, however Seabrook has a very strict recycling policy. Please limit recycling to cans and bottles (without caps) ONLY. Trash is picked up Mondays and Thursdays in the summer/Mondays the balance of the year/note that recycle only picks up on Monday. If your barrels are full, please put them on the Portsmouth Ave side by the mailboxes.
PETS: NO PETS of any kind are allowed on rental property. STRICTLY ENFORCED.
SMOKING: NO SMOKING of any kind is allowed INSIDE the rental property. STRICTLY ENFORCED.
LINENS (not included): All beds will have mattress covers/pillows however you need to bring sheets, blankets, pillow cases & towels (1 king (need deep sheets 80Lx75W), 2 queens, 2 twins. If you are traveling some distance and would like to pay extra to have these items provided, please email me your needs so I can quote you a price.
FAN: You need to make sure the switch next to the slider door facing the bridge is on, then use the remote to pick a speed and number of hours to run for.
GRILLING: There is a Weber grill out on the deck. Be sure to clean after each use. There is also an inside grill that is nice to use when the weather outside is not so nice. The bottom is lined with tin foil and should be changed after each use (please wait until cooled down). You will also need to clean the grates after each use. There is a griddle under the grill that you could use to make breakfasts as well. Should there ever be a grease fire, please use the large box of baking soda under the sink to put it out, you can also pour salt on it. The fire extinguisher should be used as a last resort. Do not pour water on a grease fire.
CLOSETS: The hallway closet has been cleared so that the third bedroom will have a place to hang clothes (since there is no closet in that room). The downstairs bathroom closet is locked and used for owner storage.
WINDOWS: Please be very careful about leaving windows open when it rains – the living room hardwood floor will get ruined if it gets soaked – be sure to think about it each time you leave
FLOORS: Please also be very careful about dragging anything on the hardwood floor (it scratches easily)
FURNITURE: Please do not sit on the leather couch/chairs in wet bathing suits or towels (it discolors them).
HOT TUB: YOU MUST SHOWER/RINSE OFF BEFORE ENTERING THE HOT TUB. Please do not sit on the hot tub cover. To open the hot tub cover – flip the cover open (leaving the bar in between) and then pull from the center of the tub toward the house. When you are not using the hot tub, you should make sure the bay side of the over is clipped. After each use, please put a half of cap full of chlorinating granules in the tub (left near the door). Please let me know if you have any issues maintaining the clarity of the hot tub. You can also add one or two tabs to the grey floating chemical holder in the hot tub.
STEAM SHOWER: Please reference the paper posted next to the Steam Shower (in downstairs bathroom) for rules about using the steam shower.
DISHWASHER: we leave a couple pods under the sink, please purchase more, if needed
WASHER: Note that high efficiency (he) laundry detergent must be used – there should be some there each week for you to use – if you run out, please use the same. Always leave washer door open after loads are done so that the washer does not start smelling moldy. Pull back the rubber ring to double check for socks/small items.
ELECTRIC: If a fuse blows/have an issue where you need to access it, the panel is downstairs in the infrared sauna room. It is hidden behind a picture.
Note – there is a solar light with the surfboard above the living room that automatically turns on each night – this cannot be turned off.
OCCUPANCY: The number of occupants for the beds available is 8 for the three bedrooms; this is the number that complies with fire codes. The LESSEE agrees to allow the LESSOR or his agent to enter and view premises, both inside and out, to make repairs thereto, to show the same to prospective LESSEES or BUYERS; and to expel LESSEE if he breaches this contract, or in any way fails to abide by the laws or regulations of the town, or the State of New Hampshire. We cannot guarantee systems or appliances. There will be no refund for failure of same. Tenants must provide all linens and blankets. All rentals are subject to owner approval. No sub-letting is allowed. ANY COMPLAINTS OF NOISE, DISTURBANCE OF THE PEACE, OR ILLEGAL ACTIVITIES SHALL BE CAUSE FOR IMMEDIATE VACATING OF PREMISES, voiding this agreement, and loss of all rents. If a violation is suspected, lessee agrees to allow immediate inspection of premises by OWNER or his AGENT, FIRE or POLICE AUTHORITIES. Appropriate action will be taken if violation occurs. Any dispute shall be settled at the Hampton District Court, Hampton, NH 03842.
SECURITY DEPOSIT: Each tenant is responsible for cleaning, and will be responsible to pay for any damages or cleaning costs. As long as there are no damages and the unit has been left clean, your security deposit will be refunded in full. Items left behind shall be considered abandoned and will be discarded. We will email you a day or two after you check out to ask if you would like us to refund your deposit or hold it to reserve your week for the following summer. Once you reply the check will be put in the mail a day or two after that.
CANCELLATION POLICY: Travelers who cancel at least 60 days before check-in will get back 100% of the amount they've paid. If they cancel after that point, they will not get a refund. Note – if you cancel after the 60 days and I am able to rent the unit to someone else, I would be willing issue a partial refund or credit toward a future reservation.
