Restored Watermill with Rock Pool and Waterfall

Overlooking a stream and waterfall and set in to a hillside, the ancient mill house has a sunny terrace next to a shaded portico with its original bread oven. The stream runs alongside - a few meters along a wooded trail, you can go down to rock pools in a glade. The house has 2 main levels, which you can use together - or choose a degree of independence. Each has its own entrance, bathroom and living areas; they are connected by a short internal stair. You’ll have the entire house.
Twenty minutes walk to San Giustino - a small town with bars, shops, bank, pharmacy, pizzerias and a good restaurant. Walking a little further takes you to a great restaurant in the next valley at Cospaia, or up the hill to pizzeria at Corposano.The walled medieval towns of Sansepolcro (5km) and Citta di Castello (20 mins drive) offer more great restaurants, markets, concerts , festivals and traditions. Hilltowns Anghiari, Citerna and Monterchi are a short drive or ride, so it is a great base from which to enjoy their traditional life and cuisine - and also to visit other fantastic cities like Urbino, Gubbio, Arezzo, Assisi, Perugia and Firenze.
Located where the foothills of Alpe de la Luna meet the Upper Tiber Valley, it's a perfect base for walking, painting or cycling - mountains, hills and broad valley are all within easy reach, with well-connected paths and routes.
It’s a traditional area where old skills are kept alive. The mill building reminds us how people coexisted with nature, farming and preparing food.
Renovations began in 1990, and have kept its rustic character and simplicity, while providing all that you need for a comfortable stay in an intriguing part of history.
It’s well equipped for cooking, playing, exploring, relaxing. It has WIFi, woodstove, guitar, books, outdoor furniture on the terrace and portico. The ancient building - with its thick stone walls, chestnut beams and terracotta floors - was built robustly, to work with the water to make power. Restoring this purpose is our goal.
The original mill equipment sits in its original place at the base of the building, awaiting restoration.
An adventurous and absorbing location for children - with abundant fauna and flora. Please note that there are steep drops, so smaller children always need supervision.
The rockpools are just as nature provides: the river’s character and flow responds to rainfall so varies seasonally; the last 30 summers they have remained watery.
The mill is located on an access lane which leads up the hill to a handful of houses, a farm and a few fields; it is not a through-road, but is tuned in to the rhythm of local farming life -mostly very quiet, but not remote. A friendly, tranquil rural location - cypresses and sunflowers, vineyards and olive groves. Beautiful walks, great views - just by walking up the hill from the house.
Local agents live 5 mins away should anything need attention.
The terrain is fantastic for cyclists as well as for walking.

Outside:
Upper (portico) level: portico with bread oven, table and chairs. Sundeck shaded by trees, parasol and supplied with loungers. Overlooks wooded trail, and path to rockpools.
Between the house and the stream is a steep drop; this is separated from the terrace (down 4 stone steps) by a thick wall approx 80cm high.

Lower (pergola) level has paved pergola with table and chairs outside kitchen.
A waterfall lies beneath the road bridge, near the approach to the house.


Inside the house, please note that 3 of the steps are a bit steep: between living area and kitchen. The original old wooden steps connect the upper and lower floors, and there is a short flight of wooden steps up to the top bedroom.

Beautiful place to recharge
We had a great stay at the mill, which is very atmospheric and has been beautifully restored. There are lovely walks in the local area, through woods and past olive groves, and we also enjoyed heading down the hill to San Giustino for a coffee and sandwich at the friendly local cafe. We came away feeling very relaxed and looking forward to another visit!

Wonderful Italian Mill in amazing setting
The Molino is situated very close to the Village of San Giustino - just a 10 minute drive or 20/30 minute walk. The setting is amazing with wonderful views and we enjoyed several walks into the village and up into the hills. The location is very tranquil and if you are looking for a relaxing holiday, this is the place to come. There is a wonderful Sun deck but also a welcome shaded porch area when the Sun gets too hot. I thoroughly enjoyed our stay at the Molino - it was like stepping back in time to a property that has been restored with care and consideration.

Tranquility and Culture
Cuckoos in the Spring, night jars in the evening, a nightingale between you and the village. This is the place to get away from it all and unwind in this solid converted mill, where you can step out and walk in any direction along quiet roads or across the countryside. Or visit the beautiful hill towns, go on the Della Francesca trail or visit Assisi. You could even take a train to Rome or Florence for the day as we did. Whether its the tranquility you want, or the culture, or to soak up all of these experiences away from the main tourist trails whilst enjoying the delicious food and wine that Italy has to offer, you will find plenty to do here. We have been four times ..........a car is a definite advantage.

Beautiful, carefully restored, mill in Umbrian countryside
The molino was a lovely place to stay, full of historical character, beautifully restored, emphasising the original features and structure whilst providing creature comforts of a high standard. There was lots of room for 9 of us, over the two floors. The little, well-kitted kitchen got congested with dishwashers /cooks occasionally, but there was plenty of room to store food over two kitchens, and never a shortage of hot water in both kitchen and bathrooms. A very nice touch was the thoughtful food package left in the fridge for us on arrival, including a very welcome bottle of wine. Lovely space to sit and eat outside, and relax on hot days in the sun. It was very quiet. The river pool provided a refreshing dip, and the surrounding countryside offered endless runs and walks, plus wildlife. The neighbouring town of S Guistino was very convenient for food shopping and quite charming, whilst Sansepolcro was positively lovely, and had a good swimming pool. Lots of interesting places to visit within short distances and good local bike hire. On the whole a fantastic place to relax in a beautiful part of Italy.

Really comfortable and conveniently located
lovely experienceNo Ratingca di magnano, san giustino, Ca' di Magnano, Umbria, 06016, Italy Date of Stay 13 Jun 2015 We thoroughly enjoyed our stay in the Mill and found it an excellent base for exploring the area. It was lovely to walk in to, clean and fresh, with a generous amount of food and essentials in the fridge. It is easy to find, being only a couple of kilometres from San Giustino, which, in turn, merges into San Sepulchro. It is in easy reach of several stunning hill towns and hidden gems like Citta in the Tiber Valley bottom. If you travel farther afield it is well place for Gubbio, Cortona, Urbino and Fabriano, all served by good roads. The mill is a sensitive conversion keeping its 18th century character and integrity, with lovely old tuscan tile floors and local furniture . The kitchen was compact and well equipped, the sitting area comfortable and bedrooms spacious. We found it nice and cool when it was burning outside, and it had the decking area for sun bathing, as well as the shady lean-to for BBQ evenings. (These evenings were special because of the displays by the fireflies from dusk onwards) We enjoyed the local village, the friendly bar (the Champions League Final!) and the local historic villa (Castiglione has associations with the local Bufalo family and their dynastic struggles with the Viteli family (you couldn't make it up!), There was everything available within convenient distance, and it did deliver a warm and peaceful three weeks. We have no hesitation in recommending highly for a stay.

Uriges Haus in ruhiger Lage
Sehr gute Kommunikation mit der Vermieterin. Vor Reiseantritt wurden schon die wichtigsten Informationen zum Objekt und ein paar Ausflugstipps zugesendet. Bei Ankunft war ein kleiner Willkommensgruß aus italienischen Produkten zurechtgemacht. Wir haben das Haus mit 2 Familien ( 9 Personen ) bewohnt. Die "Untermieter" , Eidechsen und kleine Skorpione haben wir auch kennengelernt. Sehr schön war die große Terrasse mit großem Tisch an dem wir alle Platz fanden. Ein Highlight ist der Pizzaofen, den wir ausgiebig nutzten. Die benannten Wasserstellen im Bach kann man sehr empfehlen, es lohnt sich aber ein paar Meter im Fluss flussauwärts zu gehen, da findet man noch eine schöne "Badewanne". Richtige offizielle Badestellen gibt es in der näheren Umgebung leider nicht. Aber dank Google haben wir in einem Nachbartal noch einen anderen Fluss mit sehr schönen Bademöglichkeiten gefunden. Dieses Haus ist super um mal richtig vom Alltag abzuschalten. Der Handyempfang ist sehr eingeschränkt und das W-Lan im Haus nicht das schnellste. Wir haben uns verschiedene Städte in der Umgebung angeschaut, diese waren aber immer mit einer Autofahrt von min. 1 Stunde verbunden.

Stay at the beautiful Molino
We were 8 adults plus two toddlers, we stayed during July so it was quite warm but thankfully the river was still flowing and we could swim in the rockpools to cool down. The area around the Molino is so beautiful, and the house itself is just incredible. It's full of character and history - it's definitely rustic but we absolutely loved it and that was what we were after. We hired bikes, including a trailer for the kids so we could make local trips, we ventured to various nearby towns and swimming spots too over the week. There is plenty to do nearby... the countryside around the Molino is fabulous and would be incredible to explore on foot in the cooler months. We had a fun night making pizzas in the outdoor oven and generally made good use of the house. It does have a few hazards for toddlers, but we just had to be a bit more vigilant and they both adapted well and we had no accidents. The owner had given us some warning so we were prepared. We hope to come back again to explore more of the area. It's a real gem!

Peacefull place
A beautiful house that is very well equipped and very tastefully decorated. Really everything has been thought of! The beds are excellent, the bed linen and towels are fine and there are enough fans that are really necessary with this heat at temperatures of more than 35 degrees. The kitchens and crockery are also fine! The water in the stream that runs under the house looks very clear and is wonderfully cooling. The adults (5) and children aged 3 and 4 enjoyed swimming and playing here. It is not the ideal place for small children or for people who have difficulty walking: the house has several floors and little garden. The house is adjacent to the road which I did not like with sometimes very heavy construction traffic. We therefore had to move the car a number of times. Small parking spaces and good driving skills are required. The area is beautiful and there are many beautiful towns and villages to discover. A car is necessary. Walking is very well possible and with the bike and a good condition you can come an end. We had some bad luck with plastic chairs that really showed cracks and we couldn't sit on anymore, a sun lounger that broke and a washing machine that broke down. In all cases, Maggie responded very adequately by email and tried to find a solution.

Beautiful base in a beautiful place
It’s amazing to stay in such an old building. To come home to what in many other places might be a museum. The simplicity of everything and the way it’s built to last is really lovely to have as a part of everyday life - like the old wooden doors made of really wide slabs of heavy chestnut. We stayed fairly local, and had plenty to explore. It’s right on the edge of the woods, with some great walks possible if you find a good map (Mapy.cz worked well). In summer months there’d be enough daylight to do some really big-scale hikes. We saw one wild boar, through the fog, which was amazing, and always great views. As a keen cyclist back home, these local roads look like they would have been be really good for cycling too, with some good climbs and descents on quiet roads, and lots of gravel options connecting those main roads too. We had everything we needed and had a great time.

Urlaub in der Mühle
Leider waren wir etwas enttäuscht… mir ist durchaus bewusst, dass es sich hier um ein altes renoviertes Gebäude handelt, und ab und zu eine Spinne oder ein Tausendfüssler deinen Weg kreuzt, aber rundum ist es leider etwas abgenützt…..Löcher in der Bettwäsche & Handtücher, finde ich ,dürfen nicht sein. Auch punkto Sauberkeit wäre es durchaus noch verbesserungswürdig. Alte Spinnweben im Haus und die Blätter auf den Terrassen sollten schon entfernt werden bevor Gäste anreisen. Schon allein deswegen , da wir 1 Tag früher abreisen mussten wegen Reinigungsarbeiten … Toll waren die Steinbecken am Bach zum Abkühlen , und die Kommunikation mit der Vermieterin war sehr freundlich und zuvorkommend, ein und auschecken sehr unkompliziert, das Haus ist groß und geräumig, also vielleicht lässt sich das eine oder andere noch verbessern, dann ist es ein schönes Objekt zum Urlaub machen.

Quiet sanctuary
We thoroughly enjoyed our stay. A highlight was our almost daily morning walks to San Guistino for our morning coffee. The small town is beautiful. Daily excursions by car to Assisi, Perugia, Sansepolcro, Lago Trasimeno and Arezzo were easy and enjoyable.

rustic cozy get away
We had a wonderful time at the Molino. The house is very special and has a rustic feel which we all appreciated and enjoyed The evenings were on the cold side so we had the wood fire place going in the evenings, which added to the coziness of the house... The surrounding is very relaxing, the sound of the river added to a peaceful sleep at night. It was the first time at the Molino but definitely not the last time.

Mulino del '500 restaurato con cura
La dimora è molto bella, perfetta per gruppo numeroso come il nostro. (eravamo in 8). Le foto ben descrivono gli interni mentre fuorviano un po' sugli esterni. Abbiamo avuto giornate davvero molto calde, la casa è abbastanza fresca ma l'esterno, lungo la strada, è ridotto e poco ombreggiato. Carino il piccolo portico sotto cui mangiare, ma per il resto lo spazio è ristretto e poco fruibile con il caldo. La piscina naturale del fiume è in realtà una piccola pozza, forse anche per via della stagione. Fortunatamente abbiamo trovato un agriparco ad una decina di km in collina, con bellissima piscina in mezzo al verde, grandi spazi, tutto pulito e ordinato, anche con possibilità di grigliare grazie a grande disponibilità dei proprietari. Si chiama AGRICERRETOSPORT. Consigliato vivamente.

old mill, renovated with love
the house was super clean and very well stocked. Very nice and cool in the hot summer days and due to the moskito nets on most of the windows it was easy to keep it cool during the nights. It is located nicely withing driving distance to many beautiful site seeing destinations. It does have many stairs inside and only a small patio which is perfect for sun bathing and having relaxing breakfasts but not big enough for kids to play on. Super nice and helpful hosts guarantee a perfect summer vacation.

Una settimana nella pace più assolua
È stata l'occasione per un ritrovo di famiglia in questi tempi difficili perciò qui abbiamo vissuto momenti che ricorderemo a lungo. Il mulino è un posto ricco di storia e conserva il fascino delle dimore di altri tempi. Abbiamo trovato tutto ciò di cui avevamo bisogno e Jim ,l'agente del posto, ha risposto prontamente alle nostre domande. Coi bambini abbiamo osservato i girini nella pozza vicina, peccato che qualcuno passato di lí prima di noi abbia lasciato rifiuti sparsi per terra...l'inciviltà ci lascia sempre spiazzati. San Giustino è un'ottima base per visitare posti meravigliosi come Gubbio e Anghiari. Abbiamo apprezzato molto il museo Aboca a Sansepolcro e amato la pace assoluta che si respira all'eremo francescano di Montecasale. Ottime le cene al Glicine di Corposano e alla pizzeria Dedalo. Grazie a Maggie per l'attenzione ed i consigli inviati via mail. È stato tutto molto utile!

Ein Schönwetter-Traum!
Leider hatten wir im Oktober etwas Pech mit dem Wetter. Dann kann die alte Wassermühle ganz schön dunkel und zugig sein. Es war auch nicht so ganz einfach, sie warm zu kriegen. Wenn aber die Sonne scheint, ist das Ambiente traumhaft. Für Kinder ist die Badestelle am Mühlbach schöner als jeder Pool!

Perfekt entspannt.
Liebevoll restaurierte Mühle in toller Umgebung. Idealer Ausgangspunkt für Kulturinteressierte, Wanderer und Radler. Wir logierten zu zweit im oberen Wohnbereich. WLAN-Router vorhanden, allerdings kaum Empfang. Schön wäre gewesen, wenn die abgebrannten Teelichte vor unserer Ankunft ersetzt worden wären. Der Zugang zu den im unteren Wohnbereich gelagerten Auflagen für die Sonnenliegen war uns leider nicht möglich. Wir haben diese jedoch auch nicht gebraucht. Für Gruppen ab 4 Erwachsenen absolut empfehlenswert, dann passt Preis-Leistung. Fazit: Details verbesserungswürdig, doch wir haben unseren Aufenthalt sehr genossen und konnten total abschalten und entspannen - Grazie.

Wunderschön restauriertes Gebäude, ruhig gelegen, Gumpen im Bach laden zum Baden ein. Mückenschutz ist sinnvoll.

Très remarquable propriété. Très bien située et fort confortable. Elle est de plus dans une région moins connue de Toscane Ombrie et donc moins fréquentée. Bref, une très bonne expérience si on oublie les moustiques très envahissants.

Charming, comfortable bit of history
The old water-mill has been carefully and beautifully restored so that it retains its unique features whilst offering very comfortable accommodation (for our family of 7, anyway). The potentially separate apartment downstairs provides a good getaway space for tired parents when needed, and boasts a wonderfully cool bathroom with a shower-space 8 feet wide. We loved the pizza oven and the ancient mill equipment in the basement, and the adjacent stream provided cool rock-pools and plenty to explore. Situated ideally for Arezzo, Urbino and of course Sansepolcro, we had some great trips out, as well as enjoying San Giustino and its surrounds. The restaurant by the fishing-pond in the nearby 'Republic of Corposano' was a favourite with the children and inexpensive, and we also had a great time at the waterfalls at Il Sasso. Lots to do and see in the area, from a unique base. Highly recommended.

Great hiking in the hills, cool dip in the stream and the fresh fruit and veg stand in town was the best. 3 generations - a place to be revisited
If you are looking for holiday where Peace, Quiet and Rustic are your first three keywords then Molino Meocci should come high on your list. We, three generations, seven months to seventy plus years old chose to holiday here and we were not disappointed. This 18th century water mill, lovingly restored, is actually split into two apartments which are interconnecting. The mill itself is situated a couple of kilometres outside the small town of San Giustino in the foothills of the Apennines on a road that goes nowhere for motor traffic but is an ideal starting point for hikers and bike riders. The river, easily accessible from the mill provides for an adventure playground for the youngsters, (supervision needed!). Ours would have been willing to spend every day there, but the adults had other plans. We hiked up the hill following the clearly marked hiking trail quickly finding ourselves in open farmland with harvest in full swing. Wherever we went we were greeted warmly by the local folk. The trail took us back down to San Giustino. Just right for our group with babes and toddlers through to eight years old. For keen hikers the possibilities are endless. San Giustino, an unflustered and sleepy little town offered all we needed. A good supermarket and several restaurants happy to cater for a large group with kids. Further afield many gems of hill villages wait to be visited. However back to the Molino, situated in the Umbrian foothills of the Apennines, we found everything in good order. The kitchen is a little small but there are masses of pots, pans, crockery and cutlery. We asked the owners if there was a high chair. There was not but they immediately had one organized. Any concerns we had regarding traffic were unfounded since the few cars that passed did so very carefully. There are quite a few stairs inside the building but our young ones coped well and we had no accidents. Apart from a single residence across the road one is completely alone. We ate outside nearly all the time and should the fancy take you there is a large wood fired pizza oven and BBQ. The deck built over the old mill raceway leads naturally into the forest, again a great adventure playground for young kids and away from the road. Umbria seems less on the tourist track than Tuscany but still with all the natural beauty and fantastic summer climate, warm clear days and cool nights. We left all feeling that this is a place to be revisited as many have done before us!

Peaceful & beautiful location, characterful house.
Lovely house full of charm & character which looks to have been restored with much care. The beds are particularly comfortable and along with the large spacious lounge and well equipped kitchen, the whole place made for a delightfully relaxing holiday. Outside, the covered patio and decking is a lovely space to sit and read and the working Pizza oven was a great way to cook our evening meal! It was actually great to stay in the autumn where we enjoy sunny days and evenings by the cosy wood burning stove. It's just a short walk down to the river from the house, where you can sit & enjoy the peace of the rock pools surrounded by trees. It is nice to be able to walk, on the quiet roads, into the town (15/20 mins ) where there is a great cafe to get your morning coffee, as well as grocery shops. There are also some great local restaurants. There are so many places within an hour's drive, such as Spoleto, Gubbio, Spello, Assisi and so many more. Choice of great restaurants locally. The property was clean and well presented, the owner very helpful and responded speedily in our booking enquiry and in answering our queries. Would highly recommend, and we have already booked our return visit!

Full of character, comfortable,relaxing mill house
The property was very comfortable, relaxing and spacious. There’s a well equipped kitchen – we dined al fresco on the back patio, where there’s a pizza oven - one evening we made stone baked pizzas! A 20 minute walk will take you to the local restaurant, good food, fantastic views. The rock pool is just 3 minute walk from the back of the house – its private and we were able to lie in the clear water and enjoy the warmth of the sun. San Giustino a small local town is around a 20 minute walk from the Moliono. There is a post office, shop, friendly bar, train station, town square. The market town of Sansepolcro is around 4km away, there are buses, however we chose to cycle. Both are interesting and worth exploring. Sansepolcro has a great open swimming pool. Each evening we enjoyed spectacular firefly displays, lighting up shrubs, trees and around the terrace. Walkers and cyclists will find plenty of opportunity to explore the surrounding countryside. Bikes can be hired from Sansepolcro – they will bring and collect the bikes from the house. We visited Gubbio by car and Perugia by train – both as day trips. Would definitely recommend and will be back to stay again (I hope!).
