Remodeled Home Private Yard, Pool Hot Tub & Covered Patio Near Beaches!

Brand New Home, 4 bedroom 3 bath with Pool, Hot Tub, Cold A/C, large open concept Kitchen and Dining Rooms, Living Room with Large TV and new sectional sofa. Living room has sliding glass doors out to pool area! Master bedroom suite, guest bedrooms: Game Room with TV PlayStation sofa futon sleeper has a sliding door out to the pool, Queen Room and bunk bed room with 3rd bed sofa bed chair is a single sleeper child size. 2 hall bathrooms. Pool and hot tub and covered patio area with BBQ, & patio furniture!
Walk into a bright and open Dining and Kitchen area, Living Room and Master bedroom suite is off to the right at the front of the house and the 2 hall baths and laundry closet are the first rooms as you'll go past from the kitchen toward the back of the house and other bedrooms: Game Room with sofa futon sleeper is the first room on the right, it has a sliding door out to the pool and patio area. 3rd bedroom has queen size bed, 4th bedroom: bunk beds and a sofa chair single bed child size mattress. Queen size Air mattress also available. All real beds have brand new organic mattresses! All appliances are brand new! Come be one of our first guests in this beautiful designer furnished and totally remodeled home!

Guest access:
Guests have access to the entire 4 bedroom 3 bath main house and private backyard With pool and patio. Guests have driveway parking but no Garage access. Garage has been converted into a new Guesthouse which would be a great thing to rent together for larger groups if traveling with in laws or others who wanted privacy but also to be together on the same property. The studio will have its own private patio area and fenced gate in the driveway to access their unit. There is a locked gate separating the studios patio from the pool area which could be opened for groups who rent both the studio and main house. Studio guests will not have pool access otherwise.

While our #1 priority is insuring that our valued guests enjoy their stay with us, we also have an equally as important commitment to our neighbors & our community. Below are the house rules that we must enforce. Please read them prior to confirming your reservation. If you are not comfortable with these rules, we encourage you to please make alternate accommodations:
• Minimum age policy of 24 years of age unless accompanied by their parent / guardian. (when using instant book; if under 24 please inquire)
• No smoking is allowed at any of our properties indoor or outdoor.
• Overnight occupancy (including children & infants) is not to exceed the posted maximum occupancy. Occupancy is defined by the total number of people at the property at any time.
**NO PARTIES AT ANY TIME – a party is defined as any combination of the following; ANY loud noise &/or excessive drinking that is disruptive to neighboring houses &/or guests outnumbering the maximum amount permitted as defined above. A party will result in an immediate eviction from the property with no refund given under any circumstance, Any Exceptions to this policy must be approved by Southern California Rentals in writing prior to the arrival date.

The thermostat is locked to a normal and reasonable range to conserve energy. If you require the AC to be colder than the range or the heat warmer, we can unlock the range for a daily fee. The Hot Tub's heating is included in your reservation for free you are welcome to adjust the temperature yourself using the app on the provided tablet. Pool Temperature will be set by the management, please request changes to pool temperature before making them. Pool heating costs $59 / day for gas heating from April through September and $109 / day from October through March (To set the temperature to up to 20 degrees higher than air temperature) Solar Heating is free, when it is sunny the pool can be heated without gas free of charge. Solar only setting is the Only free setting in the pool app. Please still let us know you would like to heat the pool if you change the temperature from what it was set to. If you change the setting from "Solar Only" To "Solar preferred" or Gas heating, you will incur the daily fee for pool heating for the entirety dates of your reservation unless you ask first before turning gas heating on and prepay for the days you want to use it. If you are staying 28 days or longer, disregard the daily fees, there is a utilities cap so you are welcome to use as much heating as you'd like, and any overages will be billed to you.

**All Pets must be screened by breed & size before booking. Pet Reservation fee applies, the fee ranges between $95-195 depending on size of pet and length of stay. Pet policy must be signed & adhered to, *(See details below) this includes keeping your pet on a prescription strength flea prevention program to protect the home from fleas.

Please do not bring additional unpaid guests or pets on property without prior written permission. We are happy to accommodate visitors, just need to be aware of all guests at all times. Thank you

Vacation Rental Agreement will be emailed to you, please check your spam folder if you do not see it in your inbox, this must be e signed before receiving access code and check in instructions. Once e signature is submitted, you will receive your check in instructions via email automatically at 7 days before your check in date. Self Check in is expected, if you would like assistance with Check in, Please let us know your ETA so we can meet you to show you around the property and answer any questions you have.

The Cleaning fee is charged to help cover the cost & time of Laundering bedding & towels which are provided clean for each guest. Professional cleaning of 10 man hours is also provided in this fee. Excessive dirtiness may require more than 10 man hours to bring the house back to the level of cleanliness it was provided for guests' arrival, this will be charged to the guest out of the deposit if more than 10 man hours of cleaning is necessary to return it to the level of cleanliness it was in for guests' arrival.

Please empty your bagged trash into the outside black & blue (for recycling) cans. Only dispose of bagged trash in cans, & wash & put away dishes before checkout.

Large black trash & blue recycling cans are located on the side of the house & our maintenance man comes to roll them out to the street for pick up weekly.

For long term stays of over 29 days, we require Each Adult age 18 or older to pass a rental application, results are immediate, and it checks rent history, credit and criminal background. The cost of each application is $45.
We reserve the right to cancel / alter a reservation to 29 days or less if any occupant over 18 years of age refuses the rental application or does not pass it. Mail delivery is not allowed for short term guests, We suggest that you get a PO Box as we do not accept mail at this property unless a rental application has been approved. Packages from Amazon and other stores are not affected by this.
For guest stays of 28 days or longer, a utilities cap of $450 is allowed, meaning if you use the utilities in a responsible manner this is a generous amount to cover the typical expenses for maximum occupancy. If the utility bill is over $450, the additional expense will be charged to your credit card on file.
For Short term stays, AC and heater is locked to a normal and reasonable range to conserve energy. If you require the AC to be colder or heater to be warmer than the range, we can unlock the range for a daily fee. For long term stays you can unlock the thermostat without a fee.

USE OF SWIMMING POOL WAIVER OF LIABILITY

This Agreement waives any & all liability of Southern California Rentals HEREINAFTER “The Managers” & Shawea LLC HEREINAFTER "Owners" for any use of the swimming pool & jacuzzi at the house located at 5190 Appleton St, San Diego, CA 92117 (The Property).

A non-parent cannot legally sign this waiver for other peopleʼs children. It must be signed by a parent/legal guardian of children under 18 years old .

PLEASE READ CAREFULLY

1. I, the tenant reserving this property wish for myself, my guests & my child(ren) (if applicable) to utilize the swimming pool offered at the house located at 5190 Appleton St., San Diego, CA 92117 (The Property).

2. I hereby agree that the use of the swimming pool is voluntary & at my own risk.

3. As a condition of my/our use of such swimming pool/spa, I on behalf of myself,our heirs & assigns & my child(ren) (if applicable) expressly agree to forever discharge, waive & release The Owners, from any & all claims, demands, injuries, damages, actions, or courses of action, for all acts of active or passive negligence on the part of The Owners on account of bodily injury, mental injury, death &/or property damage from, any mishap, accident, loss, damage or injury suffered by my child(ren), or myself or others resulting from, connected with or caused by the use of The Property, swimming pool including, but not limited to any injury resulting from mechanical defects or failure of any equipment or devices used in such services, swimming pool or facilities.

4. I declare & affirm that I, my child(ren) or other guests I invite to the property (if applicable) am in good medical & physical condition & that the use of The Property services, swimming pool not pose any danger to me, my guests or my child(ren)ʼs (if applicable) health.

6. Pool Rules:
1. All users must shower before entering the pool.
2. Guests under the age of 18 years of age must be accompanied by parent or guardian at all times.
3. Guests under the age of 18 must have this liability waiver completed by their parent.
4. Participation is at your own risk.
5. No alcohol is allowed in the pool or on the pool deck.
6. No glass or metal containers are allowed in the pool, spa or the surrounding areas consisting of the
concrete deck & planter area. Non-alcoholic beverages in plastic containers are allowed.
7. All accidents must be immediately reported to the Property Manager.
8. Participants are encouraged to report any maintenance/repair needs to the Property Manager.
9. Diving is not permitted, as serious injury, paralysis or even death could occur.
10. People with open wounds or infectious diseases are not permitted in the pool or spa.
11. No running, pushing & horseplay on wet deck areas.
12. Please no food or drinks in the pool or Hot Tub.
13. Always keep pool gate closed & back garage door closed & locked for pool safety.
14. No lifeguard on duty.
15. Guests are responsible for always supervising all members of their group, especially children, at all times.
I understand & agree that my use of The Property swimming pool may be immediately terminated if my &/or my child(ren)ʼs behavior is not in accordance with the above.

All guests are responsible for items which break or are damaged during their stay. Please notify the property manager of any & all items which may have been damaged during your stay. For safety reasons for current & future guests we ask that you do not attempt to fix any items which may become damaged during your stay as this could result in extra costs which may be passed on to the guests. This does not include resetting circuit breakers.

I have read & understand the foregoing, by reserving this property I acknowledge my consent to the terms of this Waiver & Release for myself, my guests & my children (if applicable) by reserving this property.

Pet Policy & Addendum to Rental Agreement

We welcome responsible owners and their friendly, well mannered, dogs to our Vacation Home. There are many joys and responsibilities of dog ownership, and we submit the following conditions to help ensure that your stay will be a pleasant one for you, our neighbors, and future guests. This is a fun area and neighborhood for dogs and dog owners.

We reserve the right to accept only well-mannered dogs over 2 years of age and under 70 lbs.
Dogs need to be properly licensed (rabies vaccinated and wear their tags)
March to October - Dogs must be on a flea prevention and control program during your stay (see * IMPORTANT * below)
$195/per pet for large dogs for short term stays, (less for smaller dogs) $10-15 /pet /night pet fee for long term guests

While enjoying time here, please be aware that dogs that like to talk too much need to be reminded to tone it down. By being sensitive to our neighbors, we can continue to share our “Modern Poolside” with you today and in the future. Thank you for your support and efforts in this matter.
Please clean up after your dog's business as a courtesy to neighbors as well as honoring the local ordinance to do so. Baggies can be deposited in the large trash bins at the left side of the main house.
Please use the hose and sprayer provided to wash off sandy pets and dry them with the towels provided before going into the house. The beach is wonderful, but sand is very hard on the house.
Dogs are allowed on the furniture if you provide a suitable cover (towel, blanket). If your dog is accustomed to sleeping on the bed, please cover the bed with your own blanket or sheet. The extra blankets we provide are reserved for human guests.
* IMPORTANT * Owners assure that their dog is "flea-free". The beach, and grassy parks here in sunny San Diego, with its warmth and ocean moisture provides an ideal environment for fleas. * Note… Even if your dog is flea-free at home, your dog will collect local fleas when on walks and then bring them into the house where they will multiply. Dogs must be on a flea prevention and control program during your stay. Two, of the many recognized programs have been found most effective and safe for your pet: "Advantage" and "Program"
* Advantage is topically applied and assures that any fleas collected will be killed.
* Orally administered Program prevents fleas collected from laying fertile eggs in the house.
This requirement is for your protection as well as the protection of our future guests and their pets. These are available at most pet supply stores and your veterinarian can advise you further. If you cannot access these products in your area, or it is not timely prior to your arrival, let us know and we will supply Advantage to you at our cost.
As dog owners, you assume complete responsibility and liability for your dog and its actions. Damages, if any, caused to the property by your dog or additional cleaning required to remedy excessive soiling must be deducted from your security deposit. If damages should exceed the security deposit, you agree to pay in full for the damages. The costs will be charged to the credit card provided and you will be provided with an itemized bill.
